Job Description

 

Exeter is recruiting an Office Leasing & Acquisitions Officer for the Central and/or South Florida area. The successful candidate will lease office properties in his/her region through pro-active marketing campaigns targeting tenant rep brokers, corporate real estate executives and other local market participants. Relationship development should be viewed as a primary responsibility and one that includes both nurturing relationships and active new business calling. Through such relationships, s/he will source on- and off-market acquisitions and development opportunities in the mid-cap space on a one-off or small-package basis. Through these leasing and acquisitions activities, s/he is expected to significantly grow the business across his/her region.


Specific duties include:

 

  • Lease Properties and Manage Corporate Accounts

 

    • Develop and maintain strong, trustworthy relationships within the commercial brokerage community and across the submarkets in which the Leasing & Acquisitions Officer operates
    • Develop and maintain professional relationships with senior real estate executives – and their tenant representation brokers – of corporations based in assigned regional markets
    • Lease all vacant space and complete all lease renewals within assigned regional markets and all buildings purchased or developed
    • Develop financial models and other analytical tools for lease analysis utilizing Excel software
    • Write lease proposals
    • Work directly with contractors, Exeter construction managers and property management to oversee the pricing and construction of all tenant improvements and building work associated with new leasing
    • Assume full responsibility for the planning, implementation and accountability of all marketing efforts within assigned regional markets

 

  • Source Investment Opportunities

 

    • Source transactions across a range of transaction types: stand-alone office properties, small packages, building redevelopments and build-to-suit development opportunities
    • Grow, develop and maintain his/her existing network to support the sourcing of deals
    • Contribute to the underwriting and assessment of investment opportunities and to the preparation and presentation of investment memoranda

Candidate Profile

 

  • 10+ years of commercial real estate experience with brokerage houses and/or private owner/operators. Experience to span various disciplines including leasing (landlord or tenant rep) and development/merchant build
  • Demonstrated track record of sourcing new business and an established network of relationships
  • Extensive due diligence and transaction experience spanning acquisitions, redevelopments and build-to-suits
  • Excellent problem solving and quantitative skills
  • Outstanding leadership, relationship and management skills
  • Strong interpersonal and presentation skills
  • Self-guided work ethic – strong entrepreneurial spirit with the ability to be a “self-starter” and work independently

Education

 

Bachelor's degree required; an MBA is highly desirable.

 

Compensation

 

Total compensation will be competitive with the market and will be based on the experience and capabilities of the candidate. Compensation comprises an annual salary, acquisition bonuses and commissions for new and renewal leases. Over time, carried interest in the Fund may be available for high-performing individuals.
