Position Summary

Position will report to the Managing Director in the development of multifamily and mixed-use investments from concept to disposition throughout the Carolinas. 

Major Responsibilities

  • Coordinate responsibilities associated with the analysis, planning, and development of multifamily projects.
  • Assist in reviewing broker packages, underwriting and project feasibility analysis and drafting LOIs.
  • Manage the due diligence process for new investment opportunities.
  • Coordinate pre-development schedule, budget, and cost estimating with the pre-construction team.
  • Assist the regional leaders with the entitlement, design and permitting of new investments.
  • Assist in the coordination, preparation, and presentation of investment materials.
  • Provide periodic project updates, including financials, schedule and other applicable specifics to regional leaders.
  • Assist development leaders with contracts for design and construction team members incorporating input from the development and construction teams.
  • Assist in requesting proposals, planning, programming, and implementation of sign packages, fitness equipment, furniture installations, and other items sourced through the development budget.
  • Assist in construction mock-up review coordination, construction inspection walks for quality and design consistency, and owner acceptance walks upon construction turn over.
  • Research and gain familiarity with target markets.  Tour competitive market area properties & monitor new development projects and sales
  • Research and maintain relevant knowledge of new/quality materials, changes in building codes, processes and methods of construction.

Position Requirements

Minimum:

  • Bachelor’s degree in business, finance, real estate development, or related field required; MBA or Master’s in Real Estate is a plus.
  • 3-5 years of experience with related real estate development or real estate underwriting is required; preference will be for multifamily experience.
  • Advanced computer skills using Word, Excel, Outlook, PowerPoint
  • Strong interpersonal, negotiation, and communication skills.
  • Must have mastered real estate business acumen and have knowledge of real estate development terms.
  • Must display strong critical thinking skills and a successful background with making decisions on real estate projects.
  • Must have a collaborative work style and flourish in a team-oriented environment.
  • Must have demonstrated project management skills, strong work ethic and ability to meet tight deadlines.
  • Able to work independently and react well in a fast-paced environment.

  • Ability to maneuver around the development site
  • Ability to carry 5-10 lbs. (computer, files, etc.)
  • Ability to work in a normal office environment with exposure to personal computer monitor and frequent use of a keyboard
  • Project and site exposure may include dust, miscellaneous allergens, sunlight, noise, moving machinery, and other natural and environmental exposures
  • Valid driver's license or reliable means of transportation
  • Ability to travel to field locations and stay overnight as required
  • Ability to work early or late hours and weekends as required

Physical Demands 

  • Communicate and converse to exchange information
  • Operate a computer keyboard, phone, calculator, and other office equipment
  • Seeing to read a variety of materials and observe a variety of development and construction activities
  • Must be able to remain in a stationary position for extended periods of time
  • Must be able to transport 10-25 lbs (computer, files, etc.)
  • Must be able to move about the office to access file cabinets, office machinery, etc.
  • Must be able to maneuver on a job site for extended periods of time

Other Information

  • Normal office environment with exposure to personal computer monitor and frequent use of a keyboard
  • Project site exposure to dust, miscellaneous allergens, sunlight, extreme temperatures (hot/cold) and other natural and environmental exposures, machinery, etc.
  • M-F, 8:00 am – 5:00 pm (alternate schedule may apply)
  • Valid driver’s license or reliable means of transportation
  • Ability to travel to field locations and stay overnight as required
  • Ability to work early and/or late hours and weekends as required
