Belveron is seeking an asset management professional to focus on portfolio strategy and asset management of multifamily assets across the US, responsibilities include:

  

  • Manage assets through full life cycle: underwriting, due diligence, renovations, lease-up, maintenance, capital, stabilized operations and dispositions
  • Ensure the successful creation, management, and execution of the Asset Level Business Plans, and drive the financial performance of their respective portfolio of properties
  • Identify, analyze and execute buy outs, refi's and dispositions 
  • Provide feedback on new investments underwriting, operations and market based on portfolio data analytics
  • Contribute to a portfolio wide strategy to optimize internal processes and maximize value
  • Work closely with property managers and leasing team to establish and execute business plans, budgets, and forecasts for assets in the portfolio 
  • Maximize cash flow and total return for each assigned property through the analysis of financial and operational reports to identify opportunities for improvements  
  • Develop and distribute asset management reports that provide insight into the portfolio’s financial performance to senior management on a quarterly basis
  • Review and manage interest rate risk in the portfolio 
  • Determine capex needs of the portfolio, funding sources and potential savings opportunities. Execute
  • Collaborate with property management company and utility consultants to identify strategic opportunities to reduce utility expenses where possible; review utilities bill-back programs to identify opportunities to increase bill-back amounts and/or reduce CAD percentages where possible; must possess solid understanding of property utilities
  • Ensure each asset is in compliance with regulatory agencies and meeting fiduciary obligations to lenders/investors
  • Identify all reporting requirements and work with personnel responsible for report distribution to see that requirements are met 

 

Preferred Background and Skills: 

 

  • 4-6 years of real estate experience
  • Preference to asset management/underwriting exposure, affordable housing programs knowledge or experience in the New York real estate market
  • Forward planning of work and tasks; deliver quality results on time; focus on activities and efforts of high value/ROI; be goal and results oriented
  • Must have Excel modelling skills (Train the Street style)
  • Knowledge and understanding of real estate financial statements and concepts
  • Comfortable navigating and analyzing transaction legal documents, financial projections and financial reports 
  • Excellent oral and written communication skills  

 

 

Education: 

  • Masters Degree in Business, Real Estate or Urban Planning preferred, not required
