DEPARTMENT OVERVIEW

Real Estate (RE) provides real estate services for the UC San Diego campus multi-million dollar portfolio of University owned and leased property, public/private partnerships, property acquisition and disposition, and off-campus leasing. RE is a comprehensive real estate organization whose objectives are to complete real estate transactions on time, within budget, and to the satisfaction of its clients and as a fiduciary for The Regents. The office comprises functional units that include off-campus leasing, licenses, fiscal management and administrative services, and asset management.

 

POSITION OVERVIEW

UC San Diego Real Estate is looking to add an extremely creative individual to assume the role of Leasing Asset Manager. Under direction of the Executive Director of Real Estate and the Director of Asset Management, the Leasing Asset Manager will represent the University as landlord for leasing selected campus spaces to restaurant and retail operators, research institutes and entrepreneurs, and technology tenants.

 

The position will also be responsible for negotiating and preparing license agreements and facility use agreements with third parties. Specific skills required for success are performing financial analyses, deal negotiations, legal contracting, coordination with the University’s third party real estate brokerage teams, and on-going asset management of commercial real estate tenants as the landlord representative. The Leasing Asset Manager is a leader with a high degree of knowledge and expertise in Real Estate leasing and Asset Management. Uses real estate skills to provide real estate services, analyses, negotiations, legal contracting and management of commercial real estate transactions. Under Direction of the Director of Asset Management, the incumbent is responsible for leasing, licensing and asset management of their assigned assets. This includes all management and implementation of these functions which involve research, financial analyses, financial reporting, business and contract negotiations, contract document creation, drafting and site improvement coordination with private, public and governmental agency representatives, business owners, property owners, developers, real estate brokers and attorneys.

 

QUALIFICATIONS

• Professional experience in commercial real estate practices and lease contract development. Demonstrated knowledge and understanding of real property asset management.

• Ability and experience in conducting analysis relating to financial and legal contractual terms, contract development, space planning, coordinating tenant improvements projects, finance, and property management. Skills in drafting of licenses and complex legal documents.

• Thorough knowledge and understanding of commercial property management, basic real estate law, and contract interpretation. Specifically, experience with and knowledge of real property lease and license contracts in order to verify compliance with financial terms and draft license agreements.

• Proven ability and experience in conducting lease negotiations relating to financial and legal contractual terms, contract development, space planning, coordinating tenant improvements projects, finance, and property management. Experience in this section are required for this position with the exception of lease negotiations.

• High level of analytical, mathematical and decision-making skills in order to analyze and interpret financial and legal contractual terms and to draft formal contracts. Ability to effectively resolve legal, financial and contractual issues and disputes.

• Graduation from college with a major in business administration, economics, statistics, educational administration, political science, or an allied field; and/or an equivalent combination of education and experience.

• Demonstrated experience in administrative analysis or operations research, typically three to five (3 - 5) years minimum.

• Proficient computer skills, involving production of complex legal contracts, as well as analyses including spreadsheets, databases and modeling applications, specifically for financial feasibility analysis, operating budget performance analysis and database development.

• Demonstrated knowledge of economic and general accounting principles and practices.

• Proven ability to deal with a multiplicity of demands and projects on an ongoing basis. Ability to work in a fast-paced environment of changing priorities and to maintain accuracy and attention to detail.

• Experience with and knowledge of complex real estate financial and budget management principles, general accounting practices, development of budgets, budget reconciliation, and forecasting, including financial analysis concepts (DCF, IRR, etc.).

• Demonstrated experience in providing work direction to other staff with the ability to delegate, motivate, and monitor performance.

• Proven ability to operate standard office equipment and proven experience with automated financial, payroll, purchasing, and other administrative systems. Skills in records management (paper-based and electronic).

• Thorough understanding of risk management, seismic, fire and other life safety and ADA compliance issues.

• Excellent written and verbal communication skills, including the ability to compile data and information, and draft formal documents and produce reports. Ability to draft accurate correspondence based upon negotiations and/or conversations, and the ability to keep accurate notes regarding transactions.

• Strong interpersonal skills, including tact, diplomacy and flexibility to interact and maintain working relationships with University departments, administration, industry representatives, charitable organizations and governmental agencies. Skills to clearly communicate information to a broad variety of people in written form, in person and on telephone.

 

PREFERRED QUALIFICATIONS

• Possess a California Department of Real Estate Salespersons License.

 

SPECIAL CONDITIONS

• Job offer is contingent upon a satisfactory clearance based on background check results.

• Duties may require direct contact with children (defined as individuals under the age of 18). Completion of the Child Abuse and Neglect Reporting Act (CANRA) form will be required.
