Position:           Capital Markets Leader

Position Description

We have come to the time in our firm’s evolution where we will benefit from having a dedicated, full-time, Chicago-based Capital Markets Leader. We envision a mid to senior career professional with relevant background in real estate and banking experience and ability to perform at a level that will contribute to the current and future success of Blue Vista.  The candidate we choose will help us more effectively use lender relationships to help sponsors, investors and Blue Vista by enhancing the process of finding the “right” lender, at the appropriate time, and at the best possible terms.  Our primary source of borrowing is from commercial banks.  Their flexibility and low cost are what draws us to them in our value-added and opportunistic investment strategies.  This role will support our existing Middle Market Equity and Student Housing business units but is expected to expand to include our Core Plus open-ended fund, Accelerator Fund and new business units created over time.

 

Responsibilities/essential functions include, but are not limited to the following:

·        Establishing firm-wide standards/best practices for borrowing

·        Enhancing and growing our relationships with existing lenders

·        Sourcing new lenders

·        Coordinate lender outreach with our business unit leaders

  • Coordinate lender outreach with our business unit leaders

·        Assisting our deal transaction staff to secure improved debt terms for their deals

·        Providing proactive internal communication about lending trends and lenders and to spot/resolve any
potential conflicts with lenders before they happen

·        Ensure consistency between individual loan negotiations and Blue Vista corporate borrowing restrictions

·        Making sure that beneficial loan terms are shared between all deal teams

·        Reducing the cost of our borrowing while maximizing/enhancing our qualities terms and flexibility of
our debt provisions

 

Based upon the experience and capabilities of the individual, the goal would be for this person to assume debt execution responsibility across the firm over time. This will likely require increased staff support yet the model for this has not been established or finalized but will be done with the assistance of the new leader and our team.


The evolution of the role is as follows:

Phase 1a (6 months)

Aggregate our lender relationships

Meet key relationship personnel with existing lenders

Determine the historic terms on deals with each lender

Determine lender’s current appetite and approach to lending

Familiarize yourself with BV’s business units and types of transactions

Phase 1b (second 6 months)

Begin identifying the right lender for new transactions

Work with lenders and acquisition teams to improve debt terms/execution

Codify achieved performance in debt terms/efficiency of execution

Phase 2 (Year 2)

Complete all of above and execute 33% of debt placement the firm completes

Staff accordingly to achieve above and develop model for working with the acquisitions team to efficiently a) identify the right lender, b) negotiate and secure terms/commitment, and c) document and close loan

Phase 3 (Year 3)

Same as above but for 66% of all BV debt placement

Phase 4 (Year 4)

Same as above but for 100% of all Blue Vista debt placement

Our Capital Markets leader will serve internal clients including our Business Unit leaders; Acquisition and Asset Management staff, General Counsel (compliance) and CFO and will report to our Co-CEO and CFO.

 

Required Experience

§  7-10 years of demonstrable high performance on a Capital Markets team in a banking environment 

§  Strong interpersonal and communication skills (written and oral)

§  A firm knowledge and command of real estate

§  Strong relationships in the banking, lender arena

§  Highly motivated self-starter with a strong work ethic and the ability to work effectively as part of a team

Excellent academic record with an undergraduate/graduate degree from a nationally recognized universit
