Position: Analyst, Investments & Asset Management
Reporting to: Senior Director, Investments
Hours: Full-time Monday – Friday— some flexibility is required
Start Date: January 2021
Location: Downtown Toronto, ON, CANADA

THE POSITION

The Analyst will be part of the asset management and investments team, reporting to the Senior Director – Investments. This position will assist in all areas of the company’s asset management and investment functions including the below.

  • Provide underwriting support for acquisitions and development projects
  • Prepare internal financial reporting and forecasting
  • Read, abstract and analyze complex legal real estate documentation to include leases, financing / loan agreements and mortgage documents
  • Perform various financial analyses as they relate to calculating net effective rents, returns on equity, returns on investment, internal rates of return and other measures appropriate for performance measurement
  • Evaluate real estate market data, economic and demographic information
  • Compile investment analysis for presentation to senior management which has a high quality of accuracy and visual layout
  • Prepare cash flow and underwriting analysis of value-creation opportunities, and complete presentation materials summarizing results
  • Assist in development and implementation of annual budgets and business plans to maximize the value of the portfolio including hold/sell recommendations


CANDIDATE QUALIFICATIONS


  • 1 to 3 years of relevant industry experience
  • Bachelor’s degree in business, real estate, finance, economics, or related field
  • Experience working with Argus is an asset but not a requirement
  • Experience in valuations and financial modelling
  • Knowledge of Microsoft Word; Excel; PowerPoint; Outlook; and ability to learn and master new applications

  • Team player who can work with multiple departments to complete a project
  • Exceptional attention to detail
  • Possess highly developed written and verbal communication skills
  • Passion for urban real estate and “character” space
  • Strong analytical and financial skills
  • Superior problem-solving and decision-making abilities
  • Ability to work well in a small office environment, while also effectively communicating and connecting with external consultants and stakeholders
