ROLE
The Director of Development will have overall responsibility for multiple development, repurposing and capital improvement projects, including mixed-use, office, retail, multifamily, industrial and undeveloped land assets. 

 

Reporting to the Head of Real Estate, this role requires extensive experience leading and executing throughout the entire development / repositioning process (pre-development to stabilization).  Additionally, this individual will oversee capital improvement projects and tenant build-outs at various assets within the portfolio.     

 

This role has both direct execution and oversight responsibilities on various projects, including extensive in-field work responsibilities.  This person will work closely with internal and external resources.

The firm is a family office with a diverse real estate portfolio.  This position will work out of the firm’s corporate office, but includes extensive in-field work responsibilities.


RESPONSBILITIES

  • As a project team leader, this individual will have an owner’s mentality that allows them to manage multiple assignments simultaneously while maximizing asset value and monitoring ROI and KPIs for each project.
  • Develop, enhance and implement best practices, policies and procedures for managing the development and construction process.
  • Identify and oversee the selection and negotiating of contracts with key consultants (i.e. architects, engineers and general contractors and subcontractors).
  • Interact with city officials to secure entitlements, site and building permits, final project sign-offs.
  • Leading internal and external projects teams throughout the pre-design and design phases as well as construction management and delivery, including review and “sign-off” on site plans, construction documents and bid sets.
  • Provide feedback and recommendations regarding ways to improve the construction process as well as value engineering potential savings.
  • Inspect all contractor work and supplier deliveries prior to approving invoices for payment.
  • Deliver all projects on-time and within budget in accordance with Owner approvals.
  • Maintain updated knowledge of all plans and specifications.
  • Maintain thorough records on all assignments.
  • Prepare, schedule and conduct all phases of project inspections with various municipalities.
  • Complete and discuss weekly progress reports with ownership and real estate team.
  • Contribute to the development and oversight of existing portfolio’s 5-year capital plan, including introduction of new technologies that enhances asset performance and yields cost efficiencies.

 

 

 

QUALIFICATIONS

  • A minimum of 10 years’ experience in real estate development, construction, project management and entitlements, along with an established track record of leading teams simultaneously across multiple projects and priorities.  This role requires core strength in retail, office, multifamily and industrial projects.
  • BS/BA in Real Estate Development, architecture, engineering, land planning, finance construction or relevant field; MS/MBA a plus.
  • Excellent knowledge of master-plan development, land entitlements, zoning process, design management, budgeting, AIA contracts, construction management, review of site plans and building drawings, economic feasibility analysis, negotiating contracts, in-field management oversight of construction and capital improvements.

 

SKILLS

  • A team leader with a thoughtful approach to development.
  • Self-motivated, highly organized, responsive, works independently and collaboratively.  Ability to take direction and implement the development program in accordance with project requirements.
  • Excellent organizational, leadership, communication, negotiation and analytical skills.
  • Advanced computer skills (Excel, Word, PowerPoint, Outlook), including financial modeling and budgeting.
  • Works well under pressure, makes timely decisions and meets deadlines.
  • Legal, leasing and property operations knowledge a plus.

 

COMPENSATION

Full-time position with base salary and incentive bonus commensurate with experience.   Benefits include healthcare, dental and 401k (3% company match).  Relocation assistance is available for out-of-state candidates.
