Position:

Lead Property Manager

 

Overview:

BOOST Management, a leading New York based residential real estate manager, is seeking a driven, service-oriented, and experienced professional for a full-time Lead Property Manager position for a multi-building portfolio. Individual will work directly for building ownership in what is a quickly growing team and fast-paced, exciting environment. There are currently 16 buildings and 80 units total in the portfolio.

Responsibilities:

Lease Renewals

  • Oversee all aspects of lease renewal process for existing residents in rent-stabilized and market rate buildings including 1) pricing and market analysis, 2) preparation of lease offers, 3) follow-up and negotiations, 4) projections and forecasting, and 5) lease signing and counter-signing.
  • Ensure all lease documentation and tenant files are accurate and compliant with applicable statutory regulations and requirements.
  • Respond to and manage apartment transfer requests and assist (as needed) in the leasing of vacant apartments by showing prospective residents vacant units and; process screening paperwork and oversee approval process.

 

Resident Service

  • Maintain best-in-class standards of customer service and monitor that all building staff consistently engages with residents in a courteous, timely, and proactive manner on all quality-of-life issues.
  • Prioritize and action service requests, questions, and complaints from residents in an expeditious manner with clear lines of communication and prudent follow-up.
  • Enforce all building rules and regulations in an unambiguous and consistent manner.
  • Field resident billing and account status inquiries, update accounting records.
  • Manage early termination requests and other resident hardship.
  • Partner with legal teams to commence holdover and eviction cases.
  • Coordinate all announcements and building-wide communications made on behalf of building management.

 

Operations

  • Work with building operations teams and outside vendors to ensure that vacant apartments are inspected, cleaned, and made ready for new residents in a timely and cost-effective manner.
  • Manage all protocols for resident move-ins and move-outs including apartment inspections as well as in-person resident meetings and walkthroughs.
  • Ensure building and grounds are in compliance with all required city, state, and federal ordinances and monitor status and resolution of any open citations.
  • Manage rent collections and payments and compile monthly financial reports and track property financials; report results to ownership regularly.

 

Qualifications & Experience:

  • Ideal candidate will have previous experience in property management, resident service, or residential leasing for New York City multi-family rental buildings.
  • References from relevant previous employers will be sought.
  • College degree preferred but not required if prior direct experience and proven track record in a similar role can be demonstrated.
  • Experience with AppFolio software a plus.
  • Accounting knowledge a plus.
