JOB SUMMARY

 

The responsibilities of the Director of Construction (DC) include managing all phases of the development from design through construction and stabilized occupancy. The DC will represent the Owner, report directly to the EVP and will be responsible for managing professional consultants and construction contracts that are entered into to design and build the project. The DC will oversee and lead a staff of PMs, APMs, accountants and administrative assistants to ensure that the project is designed in accordance with the Owner’s intentions and built in accordance with the plans and specifications. The DC will be responsible for coordinating between the consultants (Arch. Eng. Etc.) such that RFI’s are responded to timely to facilitate decisions that may need to be made.

 

The DC will responsible for bidding and buying of subcontracts, reviewing all scopes of work, attending de-scope meetings, reviewing subcontracts, providing recommendations to ownership on subcontract award and maintaining bid-buy documents. The DC will supervise the review of all change requests, monthly requisitions, anticipated cost reporting, project schedule monitoring, variance reporting, insurance monitoring, project close-outs, punch list development and completion, PCO-TCO monitoring and problem solving, and all construction related matters that are required. 

 

RESPONSIBILITIES:

  • Assemble the design team. Manage relationships with personnel and resources for the project such as designers, consultants, vendors and subcontractors to facilitate their work.
  • Assist with pre-construction efforts and coordination among design consultants and administration of design consultant contracts and payments.
  • Participate in the procurement process, review trade contracts and bid packages and provide approval recommendations.
  • Track the shop drawing submittal process, eliminate bottlenecks, and participate in the construction coordination process providing direction to meet design intent.
  • Track and report on performance of the project via weekly ownership calls and monthly project reports including project status, budget and schedule updates. Oversee cost control and change management systems to report deviations and implement corrections. Establish documentation protocols.
  • Develop and own milestone schedule. Track construction progress by conducting walkthroughs to identify and resolve issues. Ensure budgets and schedules are being maintained.
  • Attend project meetings, as Owner’s representative including progress, pre-construction, pre-award and award.
  • Work with EVP to develop Construction Management Agreements (CM-GMP) and General Contracting Agreements (GC). Manage and control CM-GMP and GC contractual commitments.
  • Review and approve equipment procurement methods as proposed by CM-GC, review schedules and specific plans including expediting, suppliers and methods of delivery to ensure compatibility with the overall project schedule and budget.
  • Monitor the entitlement process to ensure that the required documentation and approvals for construction permits are obtained in a timely manner.
  • Coordinate with the analysts and obtain their input on all ground up development and construction projects.
  • Work with construction accounting to establish system of reviews and checks and balances.
  • Receive inspection and test data and ensure consultants respond to any deviations or non-compliance with specifications and ensure to make any corrections identified by consultants.
  • Oversee monthly requisition cycle inclusive of contractor and consultant payments as well as equity and lender draw requests.
  • Other duties, responsibilities, and special projects, as assigned.

 

Pre-Requisites:

  • Requires Architect, Engineering, Construction Management or related Bachelor’s degree, OR possesses equivalent years of related experience.
  • Requires 10+ years of experience in Core/shell and residential high-rise construction.
  • Must have specific experience building concrete high-rise properties with minimum values of $75+ mil, as well as renovation experience.
  • Thorough understanding of industry and NY/NJ Metro market and experience working in the non-union world strongly preferred.
  • Requires working knowledge of various construction disciplines, non-union agreements/jurisdiction, cost control, scheduling, safety regulations, engineering drawings and other documents required.
  • Requires superior communication and interpersonal skills (tact, diplomacy, influence, etc.) essential both within the internal project team and externally with Consultants, Lenders, and Investors, etc.
  • Requires knowledge of the shop drawing submittal process.
  • Requires the ability to read and comprehend building plans and specifications and ability to comprehend and recognize safety standards and issues.
  • Requires understanding of construction contracts, retention and releases.
  • Must possess strengths in verbal and written communications; ability to adapt communications/presentations and deliver clear and concise reports and analysis to senior management.
  • Must possess a high degree of ethics and integrity. Requires ability to maintain confidentiality of all company information.
