Position Description

The Marketing Director is responsible for creating and driving a comprehensive strategy and marketing plan for our real estate development business.  Primarily focused on master planned community projects in Florida, Georgia and Washington, key responsibilities include: market analysis and forecasting; supporting business goals of homebuilder and real estate partners; and, creating and executing targeted plans that drive brand awareness and traffic resulting in achievement of project sales goals and exceptionally positive market identity.

Primary Responsibilities

  • Lead market analysis; identify and track demand trends and status of competitive projects; understand and translate wants of customers through analyzing market data; communicate findings in real-time; establish and drive refinements in marketing and business strategies that yield desired results and improvements in key performance indicators (KPI’s).
  • Capture, track and communicate project specific market feedback and sales data in real-time to multiple project stakeholders; use applicable data to advise project leadership and partners on programmatic strategies including critical market positioning and forecasting decisions such as use, price, pace, design, features and amenities.
  • Working with project managers and partners, establish project specific marketing goals, budgets and strategies and lead development and execution.
  • Develop and lead project targeted customer relationship management programs including identifying prospects, cultivating leads and leading exceptional customer experience; drive conversion of prospects into sales, repeat customers and long-term, loyal, passionate project advocates and partners.
  • Create, plan and execute community outreach, public relations programs including experiential events that target core customers, generate traffic and build awareness; establish strong relationships with homebuilders/partners/tenants/real estate agents, establish and manage a comprehensive Realtor program to generate and support Realtor activity.
  • Direct digital marketing strategies and initiatives; curate and develop digital content, campaigns, online brand and social media; optimize digital strategy for SEO, usability and communication of the voice and story of our communities Manage Welcome Center experience and team of Community Representatives to deliver an exceptional guest experience
  • Coordinate activities in collaboration with corporate communications and consistent with Rayonier policies and brand; drive collaboration with corporate stakeholders to build value-added opportunities, synergy and support for the Rayonier brand and story.
  • Use applicable research and data to create annual marketing plans and budgets to achieve business objectives; prepare accurate and timely reports tracking project performance and KPI’s.

Required Qualifications  

  • Bachelor’s degree in Marketing, Business Management or similar program (Master’s Preferred)
  • Five to ten years in large scale, mixed-use residential and commercial real estate marketing with an emphasis on residential lot development and sales to homebuilders.
  • Results-driven leader with a proven track record of marketing competency in a results and detail-oriented environment utilizing innovative, tactical, budget-and-deadline conscious solutions.
  • A sound understanding of CRM systems and tactics to drive leads, follow-up and convert prospects to sales.
  • Extensive experience with digital strategies and social media.
  • Outstanding presentation skills; proven success in using effective techniques in preparing and delivering presentations that convey information critical to the audience
  • Proven record in developing and managing budgets, cost control, planning, prioritizing and organizing work to meet goals.
  • Excellent organizational and problem-solving skills with the ability to identify, research and make decisions based on day-to-day and complex marketing problems.
