JOB PURPOSE/SUMMARY:

The function of the Leasing Department is to work as a strategic partner contributing to the development and accomplishment of the company business plan and objectives.  The Leasing Department provides the company with structure and the ability to meet business needs by effectively managing and overseeing all leasing responsibilities for the company portfolio.

The VP of Leasing is responsible for effectively managing and directing the activities in a region or market.  This position is responsible for the overall leasing of the company portfolio within their region.  The VP of Leasing is responsible for executing established corporate strategy and agendas, investment and personnel management in the merchandising, marketing and leasing of all assigned properties and projects.  This role will work directly with Acquisitions/Dispositions and Development in sourcing and strategizing development and redevelopment opportunities.


This position contributes to the accomplishment of the company’s leasing strategy and goal achievement and objective that will provide an employee-oriented, high performance culture that emphasizes empowerment, absolute accountability, quality, productivity and standards, and Objective and Key Results (OKR’s) attainment, and the recruitment and ongoing development of a superior workforce in accordance to the Company’s Manifesto and Culture Deck.


ESSENTIAL DUTIES and RESPONSIBILITIES:

  • Manage a division or region within the Leasing Department.
  • Manage leasing managers and staff.
  • Create Objective and Key Results (OKRs) for their division or region.
  • Responsible for carrying out the goals set by the Executive Management team by setting goals within their division or region.
  • Focus on current implementation of company initiatives.
  • Focus on formulating the company division’s agenda.
  • Responsible for examining and evaluation the company’s process.
  • Responsible for identifying bottlenecks and gaps and strategizing solutions.
  • Create leasing policies and procedures for marketing and negotiation purposes to be used by the leasing team and communicated to Acquisitions and Dispositions and Development for budgeting purposes.
  • Create and update schedules and prepares regional leasing budget for the Leasing Department.
  • Analyze tenant prospect to confirm viability for investment in tenant improvements and success for a region or portfolio.
  • Negotiate and review lease agreements, conditions, and letters of intent, working with the company’s legal department regarding lease documentation ensuring company portfolios and properties are aligned with company guidelines.
  • Execute merchandising plan for properties within the division or region.
  • Prospect for and negotiate with local, regional, and national tenants both directly and through brokers.
  • Perform miscellaneous job-related duties as assigned.

MINIMUM QUALIFICATIONS:

Education Bachelor’s degree

Experience and/or Training:

  • Five plus years’ experience in real estate property management, construction, leasing, and sales.
  • Requires experience in reading and interpreting leases.
  • Strong analytical and quantitative abilities are required.
  • Ability to multi-task, prioritize, and lead a team in a fast-paced environment.
  • Excellent client-service and negotiation skills.
  • Highly motivated individual who can work with considerable independence.
  • Willingness to travel on a regular basis.
  • Strong commitment to a team-oriented approach with a proven ability to handle challenges and strategize solutions and motivate the leasing team to the same.
  • Strong personal skills to interact with tenants, contractors and management.

Technology/Equipment Proficiency in Microsoft Office including Word, Excel, and Outlook; MRI experience required.

This position is in a professional office environment; the noise level in the work environment is usually moderate.  This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines.
