Job Description:

The Bendetti Company is seeking a qualified Asset Manager candidate responsible for overseeing all assets within the portfolio. This individual will be responsible for the execution of investment specific business plans for the portfolio through the oversight of leasing, capital expenditure programs, project timelines, cost controls, budget review, as well as leasing, sales, refinancing and disposition strategies. The position will have the opportunity to work directly with the CFO and play a key role in the organization.  The Bendetti Company is a boutique commercial real estate firm with a 55-year track record.  This is a great opportunity for the right candidate to be a part of stable but growing company.  The ideal candidate will have 5+ years of relevant real estate industry experience.

Responsibilities Include:

  • Support the execution of the business plans for each property including oversight of leasing objectives, operating and capital budgets.
  • Oversee all leasing activity including negotiations on all renewals with support from the property managers.  Maintain monthly or quarterly asset management reports which include actual vs. budget comparisons, performance and budget variances, market updates, property and business plans.
  • Oversee all tenant improvements and capital projects for all assets in the portfolio.
  • Act as a team player with strong interpersonal/communication skills and be able to interact with lenders and investors in an effective and confident manner.
  • Engage and direct third-party vendors including brokers, industry third parties and construction professionals.
  • Display an understanding of key legal agreements including leases, purchase and sale agreements, management agreements, operating and partnership agreements, and loan documents.
  • Advise and assist on new acquisitions and in establishing property performance objectives; advise and assist with recapitalizations and dispositions of assets.

Requirements & Qualifications

  • Bachelor’s degree required, preferably with a concentration in real estate, finance, or business-related degree;
  • Seasoned real estate acquisitions/investment underwriting experience, including a minimum of 5 years of meaningful, in-depth experience underwriting new investment opportunities. 
  • Strong analytic skills, including real estate operations, pro-forma, and budget formulation.
  • Strong familiarity with all pertinent real estate transactional documents and processes (PSA, loan docs, JV, etc.)
  • Experience evaluating, and underwriting value-creation and “turnaround” strategies of commercial properties.
  • Meaningful investment experience working with both institutional and private equity partners and lenders.
  • Expert proficiency in Excel and Argus underwriting; excellent working knowledge of PowerPoint and Word.
  • Team-oriented management approach developing effective working relationships with colleagues, vendors, and consultants.
  • Outstanding communication skills, both verbal and written; comfortably interact with both internal and external contacts.
  • Outstanding organizational and multi-tasking skills; ability to work independently and take strong initiative.
  • Ability and willingness to travel regularly within target markets.
