What You’ll Do:

The Senior Development Manager, under the general direction of the Director of Development, provides leadership for development and construction of Single Family Build For Rent communities (Horizontal Apartments).   This role is responsible for contracting for and performing due diligence tasks with respect to site acquisition, zoning, environmental risk, and other potential barriers to development.  This role will analyze and determine financial feasibility of proposed projects and will be responsible for coordinating with municipalities, government agencies involved in entitlement and approval processes, community groups, architects, engineers, planners, general contractors, and property management staff. The Senior Development Manager monitors the overall project timeline, progress and budget while keeping the Managing Director apprised of project status. This role can be based out of any of the following locations: Columbus, OH; Orlando, FL; Tampa, FL; or Austin, TX. 

Your Responsibilities: 
 
  • Performs due diligence tasks, evaluates properties for land acquisition including development potential and risks, prepares feasibility studies including market, site feasibility, entitlements, and project economics.
  • Establish and maintain relationships with brokers, builders, developers and other key land stakeholders to ensure exposure to both marketed and off market opportunities.
  • Identify entitlement needs and processes, applicable CCRs, deed restriction, and Planning Department requirements, and maintain positive and necessary relationships to ensure a successful entitlement approval process.
  • Prepares preliminary construction estimates, proforma and detailed budgets at various project stages from due diligence to lease-up.
  • Reviews, assesses, and negotiates change order requests with design team and contractor.
  • Facilitates the Owner, Architect and Contractor (OAC) meetings and develops effective communications and mechanisms to ensure project coordination with the Owner, Design and Construction participants.
  • Supports Director of Development in preparing project status reviews to corporate on Contractor performance, summary of budget and change orders required for billing, major design changes and their effect on the financial objectives of the project.
  • Participates in monthly contractor pay application meetings with Contractor and lender.
  • Anticipate potential changes to budget or schedule and provide guidance on the review and analysis of changes when presented.
  • Maintains strict adherence to the budgetary guidelines, quality and safety standards.
  • Provides support on the preparation of monthly lender draws, lien releases and payments to contractors, special inspectors and subcontractors.
  • Work with extended teams to ensure uniform quality, schedule and budget for all design and construction projects; act as a liaison, communicator and facilitator between internal "partners" and service providers such as consultants, wholesalers, and other vendors and contractors

Required Qualifications:
 
  • Bachelor’s degree in Real Estate Development, Engineering, Construction Management, Architecture or related field required.
  • 7+ years of practical working experience in the development, construction, or real estate industry related fields.
  • Ability to understand complex legal documents and articulate risks.
  • Accountable for project cost control and profitability.
  • Performs on-going risk management to minimize project risks.
  • Maintains positive and productive relationships, and effectively communicates with all project stakeholders to mitigate risk and maximize profitability.
  • Creates and maintains comprehensive project documentation.
  • Successful record of accomplishment of managing multi-disciplinary project teams in the areas of architecture/design; construction/engineering; zoning/real estate law; leasing/marketing; management/operations, finance/accounting and budget management.
  • Familiarity with city agencies, municipalities and other land use review processes.
  • Ability to manage multiple priorities simultaneously without losing sight of project goals.
  • Excellent oral and written communication skills. Ability to present recommendations and interact with the senior management, investment partners, peers and properties.
  • Advanced knowledge in contracting, construction management, design, procurement, and scheduling.
  • Proficient in Microsoft Office including Outlook, PowerPoint, Word and Excel.  
  • Must be able to sit, stand, reach, bend and stoop for extended periods of time.
