POSITION SUMMARY
The Funds Analyst is responsible for monitoring and reporting investment performance to institutional investors and other partners whose investments are managed by the SITE Centers Funds Management team. This role works closely with the operating divisions within SITE Centers (i.e., leasing, transactions, property management, etc.) to ensure that appropriate business plans are developed and executed in a timely manner.
ESSENTIAL JOB FUNCTIONS
1. Performs variance, return and other financial and accounting analysis, analyzes monthly, quarterly and annual reporting packages on designated Funds or Joint Venture portfolios and communicates results to investors
2. Assumes a key role in supporting the accounting, finance and asset management needs of the funds management group
3. Develops and analyzes reports that identify key operating metrics (i.e., occupancy, leasing activity, rent spreads, operating margins, estimates of asset value, etc.) on designated portfolios and communicates results to investors
4. Reviews monthly management and leasing reports from the field staff and summarizes operating performance compared to investor approved business and capital plans
5. Analyzes operating budgets and capital plans, reforecasts and cash flow assumptions
6. Assists in the creation of presentations for investors and SITE Centers executive management
7. Communicates with all necessary departments to ensure SITE Centers remains in compliance with obligations under joint venture agreements and other related documents including property management and asset management agreements
8. Attends company meetings related to, but not limited to, redevelopments, acquisitions/dispositions, legal issues, portfolio reviews and accounting issues
9. Stays abreast of industry trends, transactional activity and outside research perspectives relative to the retail real estate markets
10. Maintains professional and technical knowledge by attending educational workshops, reviewing professional publications and establishing personal networks

REQUIRED QUALIFICATIONS
Education, Training and/or Experience
Bachelor’s degree in accounting, finance or related field with one plus years of financial experience.
Knowledge, Skills, Abilities and Personal Characteristics
1. Strong understanding of financial analysis concepts, including, but not limited to, rates of return, cash flows, net present value and realization
2. Working understanding of commercial real estate investments
3. Strong communication, negotiation and presentation skills
4. Knowledge of asset management and leasing
5. Advanced computer skills, with a particular focus on MS Excel, ARGUS, and other similar applications
6. Ability to prioritize, work under pressure and adhere to tight deadlines
7. Ability to thoroughly analyze complex financial statements and variance reports and prepare income projections
8. Demonstrated self-starter, able to work independently with minimal supervision
9. Ability to work effectively with senior management and institutional investors
10. Advanced computer skills; in particular financial spreadsheet capabilities and databases
11. High degree of integrity and business ethics
PREFERRED QUALIFICATIONS
Previous experience in an accounting, real estate, client service and/or financial analysis role. Experience working with Argus, as well as JD Edwards or comparable accounting software.
PHYSICAL DEMANDS
Nature of work requires an ability to analyze, communicate and exchange information, collect, compile and prepare work documents, and operate standard business office equipment. Occasional travel is also required.
WORKING CONDITIONS
Work performed in a general office environment. May require extended hours during peak periods.
