Development Associate/Analyst

The Development Associate/Analyst will be responsible for working alongside Northpoint executives and other business partners to responsibly manage the day-to-day activities required for the design, permitting, construction and development/redevelopment of first-class real estate projects along the East Coast.

 

Primary Duties and Responsibilities Include:

• Oversight of all development consultants, internal team members, and legal counsel from conceptual design through entitlements and vertical construction.

• Establish and maintain relationships with local jurisdiction, community groups and neighbors.

• Provide primary point of contact for lenders and investors.

• Coordinate with the construction team, who is responsible for overseeing the construction schedule and budget.

• Manage the design process including planning, civil engineering, architecture, interior design, traffic engineering, geotechnical, environmental, lighting, landscape, and graphic design.

• Update and maintain financial models for real estate assets in Northpoint portfolio and provide analytical support associated with ongoing management and investment decisions related to leasing, financing, and general asset management

• Create and manage the development pro forma and development schedule, including all draw activity.

• Prepare lender draw packages and monitor asset performance for compliance with loan covenants and JV documents.

• Prepare investment reporting packages for investors, lenders, and JV partners.

• Assist in the preparation of annual property budgets, reforecasts and variance analyses and track performance and operations of property management and construction management teams.

• Review lease documents, financial statements, and work with the leasing team to negotiate leases.

• Review and analyze proposed lease transactions and make recommendations to Northpoint executives for such deals including strategic initiatives and value creation objectives.

• Develop and implement project sales or leasing plan, and marketing plan.

 

Responsible for the underwriting and due diligence for our East Coast Markets:

• Maintain knowledge of all project agreements and documentation as it relates to the project.

• Monitor all assets of property operations and capital improvement projects.

• Develop a complete and holistic understanding of the company’s strategy and the submarkets in which it operates or is expanding too.

• Lead coordination of efforts with architects, construction management, property management and other stakeholders related to tenant buildouts and building renovation projects.

• Assist Northpoint executives in underwriting, due diligence and closing of new acquisitions.

• Represent Northpoint in lease negotiations and work to establish business partnerships with tenants.

• Other duties may be assigned.

 

Essential Education/Experience Qualifications:

• Bachelor’s degree, preferably in Finance, Architecture or Engineering; MBA and/or JD a plus.

• 2-4 years of real estate experience in acquisitions, brokerage, development and/or construction.

• Strong financial/analytical skills – including proficiency in Excel – candidate needs to have solid understanding on fundamental financial concepts such as NPV, IRR and return on cost.

• Familiarity with loan documents and leases.

• Self-motivated and hard-working with the ability to work independently and as a team.

• Energetic and excited to work with a growing real estate development team.
