DEPARTMENT SUMMARY
The Asset Management department is focused on maximizing returns on the real estate portfolio. This includes analyzing asset performance via operational and financial metrics, in addition to collaborating with other departments such as Operations, Data and Analytics, Marketing, Accounting and Finance, and other departments as needed to achieve the desired objective. The department is overseen by the Vice President, Asset Management and reports to the COO.
POSITION SUMMARY/OBJECTIVE
The full time Analyst will support the Asset Management department and Operations efforts at Essex, with a focus on ensuring the company’s residential portfolio outperforms peers. The Analyst will report to the Manager, Asset Management.
PRINCIPAL RESPONSIBILITIES
- Develop thorough understanding of internal & external reporting metrics and systems. Work with various data sources to create cohesive reports with consistent measures.
- Timely reporting on scheduled operating and financial reports; identify outliers in portfolio that are impacting total portfolio performance.
- Assist in reviews of newly acquired or developed properties. Evaluate performance relative to budgets, critically investigate variances, and recommend process improvements for future deals. Complete monthly updates and maintain data records for historical analysis and presentation.
- Research and analyze long-term historical performance of internal and external portfolios. Discover and present drivers of long-term portfolio value generation. Maintain quarterly earnings comparisons data and develop new insights into performance differentiators.
- Complete ad hoc asset management projects and support general department activities.
QUALIFICATIONS
Education and Background:
- Bachelor’s degree required; finance, business or economics majors a plus
- 0-2 years related work experience; knowledge of real estate concepts a plus
Core Competencies and Skills:
- Strong Excel skills; proficient in other Microsoft Office applications; other analytics tools (R, Python, etc.) a plus
- Experience in modeling; exceptional curiosity; strong analytical and quantitative problem-solving skills
- Excellent written, verbal, and quantitative communication skills
- Takes a details-first approach to tasks; accurate and reliable work product are a paramount concern
