PROPERTY MANAGER - COMMERCIAL RETAIL/OFFICE/INDUSTRIAL PROPERTIES

We have an immediate opening in our Reno office for a Property Manager over our retail, office and industrial properties. We are an investment builder, developer, and asset management company focused exclusively on our own assets as we operate and manage our own portfolio across 7 states. We have been active in the Northern Nevada market for over 15 years and have a long term commitment to our properties and the growth in this market.

Reporting to our Regional Vice President, this position requires 5+ years of relevant experience in the commercial property management space.  The successful candidate will have the skills and experience in leasing, facility management, and property management software in a professional team oriented environment. Specific duties include managing/coordinating with tenants, prospective tenants, brokers, vendors, and our internal team overseeing our Northern Nevada portfolio. This position offers an opportunity for growth and continued learning in connection with our West Coast portfolio growth objectives and upper management.

Job Description

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

  • Responsible for all tenant relations
  • Responsible for all leasing and lease management
  • Responsible for all facility management
  • Develop and manage operating and capital budgets, track variances, and oversee the completion of CAM reconciliations
  • Develop and refine Standard Operating Procedures (SOP)
  • Establish comprehensive inspection process for weekly, monthly, quarterly, annual inspections as required for each property
  • Bid, negotiate, and manage vendor contracts
  • Accurately abstract all property leases and create/execute lease critical dates tracking in Yardi and on master calendar for all properties
  • Maintain close teamwork with property accountants, admin team members, and management to ensure total tenant, vendor, enterprise, and owner operational execution and reporting
  • Coordinate and oversee all tenant and building construction work to ensure accurate, on budget, and on schedule completion of all construction projects for all properties

    IMPORTANT EDUCATION

  • Bachelor’s Degree in Business or Equivalent Disciplines preferred

    IMPORTANT EXPERIENCE

  • 7+ years of commercial property management

    ADDITIONAL ELIGIBILITY QUALIFICATIONS

  • CPM, RPA, or CSM designation or in process
  • Possess real estate license
  • Strong knowledge of finance and building operations
  • Ability to analyze, prioritize, and delegate
  • Ability to effectively manage a team of professionals, including both employees and vendors
  • Previous experience in analyzing and negotiating commercial lease and/or contract language
  • Advanced knowledge of Microsoft Office Suite

    WORK ENVIRONMENT

    This job operates in a professional office environment and at property locations as needed. Position requires daily use of standard office equipment such as computers, phones, photocopiers, scanners, webcams, filing cabinets, etc.

    PHYSICAL DEMANDS

    The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to travel from floor to floor, climb stairs, go on rooftops, and walk distances on unimproved land in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly use hands to operate office machinery and regularly required to walk, talk, and hear.
