Position Overview:

As a key member of the Denver Development Team, the Senior Development Analyst will support full cycle development projects from site selection and initial due diligence to design and execution. More specifically, this includes underwriting and proforma modeling, market research, preparation of internal and external investment presentations, coordination with design consultants and interaction with partners and stakeholders.

 

Responsibilities:

  1. Conduct market analysis to track supply & demand conditions, comparable sales, leasing data, and economic trends.
  2. Work with the firm’s internal proforma to underwrite new ground-up development opportunities.
  3. Develop bespoke Excel analyses and interpret and present results.
  4. Research property tax rates, impact fees, and entitlement costs for new projects.
  5. Assist in due diligence efforts for new projects. This includes collecting and managing the review of potential risks and value drivers including title documents, project entitlements, environmental documents, soils and environmental reports, etc. as well as working with the preconstruction group to obtain and execute consultant agreements and tracking each consultant’s tasks and costs.
  6. Review and summarize city/municipal planning and entitlement processes and documents.
  7. Manage tasks such as acquisition of utilities, permits, and other project needs.
  8. Create high-quality presentations, investment memos and other internal and external correspondence utilizing PowerPoint, Excel, and MS Word.
  9. Coordinate and liaise with project stakeholders (financial partners, design consultants, municipalities, internal teams, etc.).
  10. Assist with oversight of new projects as a representative of the Owner. In this capacity, the Senior Development Analyst will coordinate third party service provider contracts and marketing agreements, support the monthly draw process, track job cost against budget and report to management on projected savings or overruns, and manage monthly reporting to the lender and equity partner.
  11. Compile and manage project schedules and pipeline reports.
  12. Perform other duties as assigned or as necessary.

 

Requirements:

  • Bachelor’s degree in real estate, finance, engineering, architecture, or other relevant field
  • At least two years’ experience as financial analyst in real estate industry with multi-family exposure
  • High-level competency with real estate cash flow modeling in Excel
  • Thorough understanding of the key assumptions and variables in multifamily development models
  • Familiarity with common research providers (CoStar, Axiometrics, Apartment Trends, etc.)
  • Enthusiastic self-starter willing to take initiative on projects and grow professionally
