Director of Engineering – US Real Estate Debt

Location: Flexible, Los Angeles preferred

Job Summary

This position is responsible for engineering evaluations of commercial real estate mortgage and construction loan investments across the U.S. through review of design documents, consultant reports and field inspections for Structured Real Estate Investments, Affordable Housing Loans and Core Mortgage Lending.  Los Angeles is the preferred location, but willing to be flexible for the right candidate.

 

 Primary Responsibilities  

 

      • Responsible for active management of outside consultants and reviewing third-party reports.
      • Coordinate the preparation and review of Property Condition Assessment (PCA), Environmental Assessment (ESA) and Seismic Risk Assessment reports as well as pertinent legal documents, in support of commercial property underwriting of mortgages.
      • For the  construction loan portfolio, the position requires: (a) review of design plans and specifications, development budget, entitlements, fees and schedule, (b) review third party consultant monthly construction monitoring reports and (c) ongoing monitoring support including change order review, VE requests, schedule confirmation, budget review and requisition sign-off.
      • Communicate findings and recommendations clearly and concisely to both internal and external clients.
      • Provide engineering support to Loan Servicing and Asset Management.
      • Work closely within a team environment.
      • Coordinate with underwriters and Insurance group to assess replacement costs and insurable values.
      • Coordinate appropriate resolution of risks/deficiencies with the underwriter and borrower.
      • Assist as needed with credit memos.
      • Complete Engineering due diligence summary memos.
      • Develop and maintain professional relationships with reputable consultant firms to perform PCAs, ESA’s, seismic risk assessments and provide third party support for all engineering service functions.
      • Maintain appropriate professional affiliations and memberships.
      • Continue to develop technical expertise in engineering and environmental issues for implementation throughout portfolio.
      • Work with Barings Real Estate representatives on the firm’s ESG committee to further sustainability initiatives 

 

Qualifications

 

  • Bachelor’s degree in Engineering or Architecture. 
  • Registered professional engineer or architect with 7+ years of experience in major commercial building design, construction techniques, code compliance, sustainability, seismic risk assessment and environmental site assessment.
  • Understanding of engineering procedures in support of mortgage underwriting, construction lending and servicing.
  • Exceptional engineering and analytical skills with the ability to teach, articulate and communicate to variety of audiences inside, as well as, outside of the organization.
  • Ability to interact with members of senior management, executives, other staff members, clients, underwriters and loan servicers in a positive manner.
  • Works independently and as part of a team.
  • Must possess a high standard of professionalism and integrity.
  • Able and willing to travel when needed – approximately 10% travel is required.
  • Strong written and verbal presentation skills are essential.
  • Highly organized and able to prioritize and meet tight schedules.
  • Ability to make key recommendations and decisions.
  • Computer literacy and technical diversity are a must.
