About the Role:

The Vice President of Acquisitions will develop and execute the strategy for acquiring single-family rental properties at scale on behalf of large institutional investors. This role will lead all activities associated with buying tens of thousands of residential properties - ultimately leading us to become the largest SFR investor in the US - by building the necessary infrastructure while developing the talent and culture to achieve rapid growth and desired economic outcomes.

We are seeking an experienced senior leader of acquisitions to design and implement the “infrastructure” we need as we scale. The ideal candidate will bring a passion for building, curiosity for problem solving, and a collaborative approach to everything they do.

You will work side-by-side with Mynd leadership to shape the strategy for how we will provide a seamless and unparalleled experience for our investors. The position reports directly to the Chief Real Estate Officer and will work closely with the rest of the Mynd team in a critical, highly visible senior leadership role.

Responsibilities:

  • Work with executive leaders across the organization to create and implement an acquisitions strategy to deploy large sums of capital across multiple markets and channels.
  • Intimately understand various acquisitions channels, their pricing and operating nuances, and have the ability to create deal flow across all of them (eg MLS, B2R, iBuyer, Portfolio, Auction, REO)
  • Be an expert at underwriting homes individually and at scale.
  • Architect and deliver the processes, policies and procedures to efficiently and reliably acquire properties from every channel.
  • Establish criteria and strategies to evaluate house quality and standards for purchasing, influencing the development of proprietary software and workflows to support this activity.
  • Create and manage departmental budget and KPIs. Monitor and review transactions to ensure organizational and portfolio goals are achieved.
  • Build the infrastructure needed to execute a high volume of acquisitions across >25 US markets.
  • Coach team performance against quantitative and qualitative goals.
  • Establish strong working relationships with teams across the organization; influence with and without authority.
  • Implement best-in-class reporting and analysis of acquisitions data to executive leaders and sophisticated partners, preparing and presenting information to stakeholders at all levels.
  • Hire, train, develop and manage team members in collaboration with Talent & Culture. Create future leaders.
  • Be a thought leader on national housing market trends and develop differentiated acquisitions strategies.  
  • Understand SFR capital markets dynamics, including capital stacks and various debt structures in the public and private markets.

Qualifications:

  • Bachelor’s degree in Business, Real Estate, Finance or equivalent work experience and/or education
  • Broker License preferred but not required
  • Minimum 10 years of progressive experience in the real estate industry
  • Minimum 5 years of progressive experience leading large teams
  • High quantitative proficiency + EQ
  • Deep knowledge evaluating market value of properties, market trends and legal context in various states and MSAs
  • Extreme attention to detail and high degree of ownership
  • Excellent written and verbal communication skills
  • Bias toward action; self-driven and intrinsically motivated with ability to prioritize and meet deadlines
  • High degree of comfort with change, technology and ambiguity
  • Experience working in a high-tempo, high-growth, team-oriented organization
