Commercial Investments – Associate

FCP is a leading real estate investment company that has invested in or financed more than $9.3 billion in assets since its founding in 1999.  FCP’s Commercial strategy spans multiple sectors and geographies targeting acquisition rehabs, adaptive reuse and ground-up development. This position provides a rare opportunity to join a high-performing real estate private equity firm and play an active role on all aspects of deal execution. The position is based in our Washington, DC HQ office, however FCP will consider candidates based at an existing FCP office location on a case-by-case basis. 

 

YOUR IMPACT:

As a Commercial Investments Associate, you will support our clients and investment decisions by:

  • Assist FCP regional leads in evaluating new acquisitions and developments as well as executing existing projects in FCP’s portfolio, including periodic travel to our target markets and assets;
  • Coordinate and oversee Analyst financial work product including acquisition and development underwriting, due diligence, leasing, reporting, operating and capital budgets, financings, and hold-sell analyses;
  • Work with external venture partners and internal staff to oversee asset and property level management decisions, including staffing and budgetary review and approval, leasing strategy, operational oversight, lender compliance and reporting;
  • Negotiate and/or review venture partner recommendations of various legal documents, including transactional, leasing and service agreements, as well as risk management and loan agreements;
  • Assist with arranging and closing debt financing for acquisitions and development;
  • Create memos for presentation to investment committee, potential FCP investors and partners;
  • Work on broad range of initiatives, including sector and market research, as well as PropTech and ESG initiatives to implement best practices and enhance portfolio value;
  • Collaborate with development and construction managers and project consultants to execute capital projects and tenant buildouts with attention to market and leasing positioning, budget, finish detail and schedule;
  • Streamline information and report regularly to senior management to aid in strategic decision-making at the deal and partnership level;

YOUR QUALIFICATIONS:

  • Bachelor’s Degree with excellent academic credentials;
  • 4-6 years of relevant work experience in commercial real estate, particularly in an institutional atmosphere, ideally with an acquisitions and/or asset management focus;
  • Demonstrated proficiency in real estate financial analysis and commercial leases;
  • Ability to analyze qualitative and quantitative information and translate into strategic deliverables;
  • Excellent written and oral communication skills;
  • Strong proficiency with Excel, PowerPoint, Word and ARGUS software;
  • Ability to work independently and within a team and oversee Analyst staff workload and product;
  • Motivated self-starter with effective time management skills and strong attention to detail;
  • A desire to work within a fast-paced, collaborative and entrepreneurial environment;
  • Travel as necessary to meet with potential partners and visit assets;
