Description


PURPOSE

Under the direction and supervision of the Director of Real Estate, engages in various real estate transactions including new leases, lease amendments, lease terminations and the acquisition or disposal of owned properties.  Serves as a point of contact for all Landlords and Landlord Reps for all lease issues.  Works closely with the Real Estate Coordinator to ensure the proper rental and other lease amounts are paid on a timely basis for each leased property.  Approves real estate related payments within the limits of the Delegation of Authority policy.  Works closely with Operations team to ensure the real estate portfolio is well-positioned to achieve operational objectives.  Assists with site searches and researches fair market values associate with potential transactions.  Collaborates with Legal, Operations, and Finance departments to ensure transactions are executed in compliance with all internal real estate controls. 

 

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Participates in and/or leads negotiations with landlords regarding new lease agreements, amendments and terminations as well as purchase and sale agreements for owned real estate.
  • Monitors critical lease dates and develops action plans well in advance to maximize opportunities within the real estate portfolio with a key focus on cost containment.
  • Assists with new site searches and develops working knowledge of current market values throughout the Company’s footprint to ensure transactions reflect appropriate pricing.
  • Maintains ongoing dialogue with Operations team to ensure real estate decisions are properly aligned with operational objectives.
  • Serves as a point of contact for landlord relationships regarding all lease matters.
  • Coordinates with all members of the Real Estate Department including the Real Estate Coordinator to ensure all portfolio activity is properly documented in the Real Estate Management System and rental and other lease amounts are paid on a timely basis and the Director of Facility Programs with regards to construction projects or site developments.
  • Reports to the Vice President of Real Estate on an as-needed basis regarding the status of all real estate portfolio activity.
  • May be asked to research / review local Planning and Zoning Department restrictions and requirements and analyze the impact on prosed real estate transactions.
  • Assists with various financial modeling methods to evaluate the acquisition or disposal of properties or the development of new sites
  • May supports mergers and acquisition activity through real estate due diligence efforts.
  • Understands and observes all safety procedures and practices in order to prevent injury to self or co-workers; attends periodic safety meetings as required; may recommend changes to improve safety procedures.
  • Other duties may be assigned.

MINIMUM REQUIREMENTS

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

 

Bachelor’s degree in business administration or related field or five (5) years to seven (7) years real estate or financial management experience required; or equivalent combination of education and experience.

  • Proficiency in Microsoft Office Suite and an enterprise resource planning (ERP) program
