Assist the Vice President of Construction and the Vice President of Development with managing local Projects by coordinating all essential job functions with the local Construction Manager as well as assist with identifying new development opportunities.

This position will be located remotely in Seattle with a candidate having 3-5 years Development / Construction experience within the Seattle market.

 

ESSENTIAL JOB FUNCTIONS

Preconstruction

  • Coordinate with Construction Manager to ensure Owner’s obligations are met and intentions conveyed throughout the process.
  • Participate in design meetings and provide design feedback consistent with the Owner’s intentions.
  • Ensure that design is tracking to Owner’s standards and within scheduled budget.
  • Coordinate design schedule in conjunction with pricing efforts and value engineering exercises of the General Contractor.
  • Consult with local governing jurisdiction for permitting and site development progression.
  • Develop local relationships with representatives of the surrounding community, utility providers and other consultants required by the Owner to facilitate project implementation.
  • Monitor the General Contractors bid process and receive, review, and qualify the pricing of the General Contractor.
  • Procure and negotiate all Owner Consultant Contracts.
  • Provide input to facilitate and negotiate the Project GMP for the General Contractor in conjunction with Vice President of Construction & Development.

Project Administration

  • Review RFI’s, submittals and shop drawings provided by the General Contractor and coordinate appropriate and timely responses with the Design team.
  • Review General Contractor’s application for payment and ensure timely and accurate processing. Manage and track all construction-related accounting to ensure prompt and accurate reporting and budget forecasting.
  • Coordinate all inspection requirements and revisions for timely responses and appropriate solutions.
  • Receive and review all change order request from the General Contractor and make recommendations for action to the Vice President of Construction & Development.
  • Produce monthly reporting and present accurate and current project statistics to the Chief Investment Officer.
  • Assess the status of project scheduling and forecasted milestone completion dates. Stay acutely focused on the status of the schedule and seek to assist and resolve any deficiencies that might prevent timely completion.
  • Conduct onsite regular OAC meetings and facilitate other consultant meetings during the course of Construction.

Leadership

  • Foster a cooperative and informative relationship among with the General Contractor and Design team consultants.
  • Develop teamwork atmosphere with Contractor and Design team.
  • Ensure proper coordination and working relationship with management team, design team, construction team and owner’s other consultants to address all of their concerns and issues promptly.
  • Be aware of and manage resident and operational expectations.
  • Safety and Risk Management
  • Monitor and enforce all Company safety policies and procedures.
  • Monitor construction site in strict accordance with OSHA guidelines to ensure that the General Contractor is enforcing safe practices.
  • Regularly walk the jobsite for conformance with plans and specifications and facilitate design team meetings to confirm the same.
  • Track and oversee the process of design team observation reporting and timely correction of deficiencies by the General Contractor.
  • Responsible for overseeing the accurate production of all project closeout documents and management training for use of those documents consistent with Gables standard.

 

DEVELOPMENT ESSENTIAL JOB FUNCTIONS

  • Conduct  feasibility analyses of new development opportunities , including detailed analysis of the market; comps, financial feasibility, land use issues and design. Collect and integrate detailed data to complete financial pro-formas.
  • Solicit proposals and negotiate contracts with third parties involved in (a) due diligence activities on land and (b) design, engineering and inspection consultants and other outside parties.
  • Assist in coordinating all aspects of multifamily design, including architecture and related disciplines, land planning, landscape architecture civil engineering, etc. 
  • Assist with financial and accounting functions for the project, including oversight of all project budgets, reviewing and approving all invoices for projects and coordinating with corporate-level finance and accounting areas on the generation of periodic financial statements and reports.
  • Stay abreast of market trends with regard to product design, product features, demographics and competitors’ activities, including maintaining a database of information relating to submarket development/construction pipeline data.

 

QUALIFICATIONS:

  • Education:  A 4-year college degree is mandatory. A Bachelor of Science degree with a concentration in Business Administration, Building Science or Engineering is preferred. Master’s in Business Administration (or pursuing M.B.A) is a plus.
  • Skills: Highly Proficient in Microsoft Office, particularly Excel. Excellent interpersonal and communication skills, both verbal and written.
  • Experience:  Previous work experience with a multifamily / commercial building construction contractor or Owner developer. Prior experience in multifamily preconstruction and project management is required. Submit project list with resume.
  • Attendance:  This position is exempt from overtime.  It is scheduled for a typical 40-hour workweek, however, demands can be great and the associate should expect to work significantly more hours. Travel may be required. Occasional evening and weekend work may be necessary.
