Overview: Primary role will be acting as a development and leasing associate, to collaborate with and act as support for the project lead to develop, manage, coordinate, and execute the work of internal processes and resources.

Location: Milwaukee, WI

Position Type: Full-Time, Salaried (Exempt)

Responsibilities/Duties

  • Assist in the continual development of the “Leasing Platform” business plan as it relates to leasing, development and related asset management activities
  • Assist in the coordination and management of SalesForce (Prospect & Leasing) process and activities
  • Management of leasing activities for specific projects
  • Management of project schedules for specific projects
  • Management of internal and external reporting
  • Develop and maintain strong relationships with stakeholders, decisions makers and influences decisions to favor project objectives
  • Communicate issues and information timely and accurately to the pertinent team members
  • Demonstrate project feasibility
  • Negotiate and finalize tenant leases
  • Obtain approvals from tenants regarding design intent
  • Oversee tenant architectural design activities
  • Work with in-house construction resources to produce construction estimates and schedules (with internal and external resources)
  • Prepare, present and obtain approval of tenant costs and construction releases
  • Collaborate (as a resource in the development process) with Property Management, Legal and Accounting Teams to ensure respective interests are represented
  • Collaborate with in-house Financial Team to assist with develop feasibility and final pro formas
  • Assist in business development activities, as needed
  • Assist in project development, as needed, including the creation and management of project development business plans, budgets and schedules which align with corporate business plan objectives
  • Obtain an understanding of the entitlement process and assist Orange Team, as needed:
    • Site plan approval process to obtain all necessary permits
    • Rezoning or special permit requests with local municipalities
    • Master plan, concept drawings and appropriate materials for presentation at municipal and neighborhood meetings
    • Attend and conduct municipal and neighborhood meetings, as necessary
    • Source and assess land opportunities for potential projects
    • Conduct the appropriate due diligence necessary to understand, qualify and quantify potential risks prior to closing (zoning requirements/limitations, municipal requirements/compliance, utility availability, setbacks, topography, environmental history/remediation requirements, geo technical and soil information, and any other potential development issues)
    • Evaluate possible incentive programs including TIF, NMTC, Brownfields, etc

Other Requirements

  • 2+ years’ industry experience/or equivalent combination of education and experience
  • Bachelor’s degree in business related or another applicable field
  • Strong working knowledge of Excel, MS Word, PowerPoint, and Outlook
  • Ability to multi task while meeting multiple deadlines
  • Excellent people skills and ability to effectively communicate both orally and in writing with tenants, peers, managers and clients
  • Dependable & flexible as well as possessing the ability to maintain a high level of confidentiality.
  • Proactive, initiate follow through
