VP - Real Estate Investments

Four Springs Capital Trust is a rapidly growing single tenant net lease REIT that is focused on acquiring, owning and managing a portfolio of industrial, medical and service oriented retail properties leased to investment grade and other creditworthy tenants.

We are currently seeking a VP - Real Estate Investments to work closely with our Head of Underwriting and other members of our underwriting team in a collaborative work environment in evaluating new investment opportunities.  The VP - Real Estate Investments will play a significant role in our underwriting process.

Key Responsibilities:

• Primary responsibility for conducting due diligence on investment opportunities, including coordinating, compiling, reviewing and analyzing all materials and information relevant to underwriting real estate investments.
• Significant role in the preparation and writing of investment committee memoranda related to real estate investments.
• Work with outside counsel to negotiate and finalize the purchase and sale agreement.
• Assist team with debt financing and lender due diligence requirements.
• Facilitate the property closing process: work with outside counsel to facilitate and complete closing; obtain required closing documents including tenant documents and insurance coverages; coordinate document signing and transmission.
• Conduct property onboarding meetings with internal teams prior to acquisition closing to provide property-related specifics and ensure all required information is communicated timely and efficiently.
• Contribute to improvement of existing processes and promote the adoption of best practices across the transaction lifecycle.
• Complete all property on-boarding procedures, including completion of files and entry of lease and property information into the Yardi lease administration system.
• Assist with special projects, events, and ongoing initiatives as necessary.

Candidates Should Have:

• 5+ years of experience running real estate transactions.
• Ability to identify information to clarify a situation, seek that information from appropriate, multiple sources and use skillful questioning to abstract the information.
• Ability to notice discrepancies and inconsistencies in available information.
• Ability to interface with real estate professionals, including brokers, lenders, leasing agents, property managers, appraisers, and other service providers.
• Ability to work under pressure and organize workflow priorities with all relevant parties to complete work within established schedule.
• Excellent attention to detail; ability to monitor own work for completeness and accuracy; ability to organize information and materials for others.
• Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists.
• Ability to cultivate and maintain positive, working relationships.
• Ability to work independently and as a member of a team.
• Strong work ethic and a passion for real estate.
• High level of integrity and ethical standards.
• Thorough understanding of the documentation and steps involved with a transaction.
• Ability to adapt to changes and improvements to processes to enhance efficiency and accuracy.
• Demonstrated proficiency in computer software programs, including the Microsoft Office Suite, and experience with DealPath, Asana, and Yardi preferred.
