Job Description

The Capital Project Manager oversees all multifamily capital improvement, renovation, and construction efforts for the company. The right person will also be able to provide detailed and value-added capital assessments during the acquisition process.

The Capital Project Manager will manage and coordinate project activities from preconstruction through completion.  This position is accountable for ensuring all capital projects are completed on time, on budget, and with outstanding communication along the way.

This position will involve project scope and budget development, estimating, planning, procurement, job cost tracking, and coordination with the project team. The Capital Project Manager must also maintain strong relationships with project Superintendents, General Contractors, Subcontractors, Project Owners, Asset Managers, and Designers to ensure our team delivers a safe, timely, and quality project.

Education

A College degree in business, real estate, construction management, or related field and/or equivalent experience is preferred. May be required to hold a current General Contractors or other licenses and certifications.

Qualifications

  • Minimum of 10 years of related construction experience, with five years of multifamily construction project management or strong assistant construction management leadership role
  • Excellent written and verbal communication skills are required. Demonstrated ability to read, write, and communicate effectively to develop, comprehend, and complete legal, financial, construction-related, and human resources documents and provide updates and reports to owners and key business leaders
  • Demonstrated proficiency in word processing, spreadsheet, and database management programs to complete required reports and employment documents. Experience in software applications related to budgeting and overall project management
  • Must be able to manage multiple tasks and have excellent follow up skills both internally and externally
  • Must maintain professionalism in all day to day interactions
  • Demonstrated mathematical skills necessary to complete financial records, budgets, and other fiscal reporting information
  • Demonstrated management and supervisory skills sufficient to lead, direct, evaluate, and mentor team members, peers, and construction site personnel
  • This individual understands and complies with all safety programs, OSHA, insurance, and licensing programs, regulatory programs, and inspections/audits for assigned regions
  • Ability to communicate findings from due diligence, property inspections, project updates, and other aspects related to renovations, repositioning, or construction projects in writing using proper grammar, spelling, and terms related to the construction industry
  • Solid knowledge and understanding of renovations, maintenance, and construction with significant experience in overseeing capital and renovation-type projects
  • Previous experience in all aspects of property maintenance operations, capital projects management, and property renovations operating within a multifamily environment is preferred
  • Located in Richmond or Central Virginia area preferred
  • Must be self-motivated & punctual
Responsibilities
  • Develop, manage, and ensure on-time, on-budget, at specified quality, completion of all construction and renovation projects across 37th Parallel’s and affiliated companies’ portfolios
  • Read and interpret plans and specifications to perform takeoffs, solicit for proposals from suppliers, subcontractors, and thoroughly evaluate proposals received to prepare estimates and project budgets
  • Procure subcontractors, supplies, materials, and services
  • Develop Critical Path project schedules
  • Prepare and review payment applications, communicate cost changes, and report project’s financial progress on a monthly and as-needed basis
  • Review, negotiate and approve all supplier and subcontractor payment requisitions
  • Review and approve the product and other submittals from subcontractors and suppliers
  • Update job progress, schedule changes, change orders, job costs, and other project information on a monthly and as-needed basis
  • Proactively monitor the progress of the project through updated schedules and actively work to remedy any schedule or cost variances through a collaborative team approach
  • Effectively communicate the means and methods to all associated parties of the project team to ensure understanding of project goals and objectives and ensure that all standards and methods will maximize production, assure quality, minimize costs and promote safety
  • Be willing to work a typical workday of 8:30 a.m. to 5 p.m. Monday through Friday with some travel required (20% to 30%)
