Position Description: Real Estate Development Acquisitions Lead – Sr. Vice President

Location: Washington, DC

General Summary: Hoffman & Associates, Inc., (Hoffman) is a Washington, D.C. based real estate developer, owner, and operator specializing in the residential and mixed-use sector.  Hoffman & Associates focuses on developing innovative inclusive communities that bring people together and raise the human spirit.  The company is actively hiring for a key team member - the Acquisitions Lead (Senior Vice President) based in Washington, D.C. and reporting to the Executive Vice President of Finance & Asset Management. 

The Acquisitions Lead is expected to execute upon the firm’s strategic plan for procuring, negotiating, and closing new development and value-add acquisitions in core markets along the east coast.  The role requires that the individual be capable of overseeing the current acquisition analyst team, management of acquisition financial analysis, market research, pipeline forecasting, and land brokerage relationships.  The candidate should be highly skilled at these tasks as it relates to urban residential and mixed-use assets as well as have a solid understanding of office and hospitality underwriting.  The successful candidate is expected to have completed multiple joint venture and contract transactions and have existing capital/broker relationships. The Acquisitions Lead will work directly with Hoffman’s executive leadership on a diverse range of investment and development opportunities and be capable of concise communication and presentation to the Investment Committee.  

Responsibilities:

  • Lead market outreach in identifying and fulfilling new acquisition opportunities consistent with the company strategy
  • Lead term sheet negotiations and facilitate due diligence with sellers
  • Serve as one of the key points of contact with sales brokers, consultants, attorneys, and other real estate professionals
  • Collect, analyze, and review information in the acquisition and financing of prospective real estate investments and development opportunities
  • Track the team’s acquisitions pipeline and manage key dates on the asset offering process
  • Manage financial models for all new investment opportunities including budgets, schedule, timing, and underwriting assumptions
  • Review and abstract key due diligence and transactional documents, as needed
  • Collaborate well with various internal departments including Asset Management, Development, Marketing, and Executive Management
  • Ability to quickly evaluate zoning use feasibility and potential building massing, and to make recommendations for project composition to maximize value by coordinating with local design, engineering, and legal resources
  • Conduct market research and analyze market data including market occupancy, rental rates, demographics, competitor positioning, and economic information
  • Travel to tour properties and markets, and meet with brokers and property managers as deemed necessary
  • Prepare materials and analysis for presentation to company executives, including financial models and investment committee memos

Education and Experience:

  • Bachelor’s degree in Finance, Accounting, Real Estate, or related field of study
  • An advanced degree or certification/designation in the same is a plus
  • 10+ years prior experience in commercial real estate transactions with an emphasis on residential real estate

Physical Requirements:

  • Must be able to lift and carry at least 20 pounds
  • Prolonged periods of sitting at a desk and working on a computer
