POSITION SUMMARY:

The SVP, Commercial & Mixed-Use Development is responsible for providing leadership and management for vertical real estate development projects including acquisition, financing, design, construction and transition to operations. This includes management of multiple project types and project teams simultaneously. The position will cover both Colorado as well as other out of state projects as RFP’s are presented.

 

The SVP is accountable for the coordinated management and leadership of a portfolio of commercial and mixed-use projects with a focus on the following key responsibilities:

  • Takes lead role in responding and executing assigned RFPs related to commercial and mixed-use projects. In a supporting role also helps negotiate PPP agreements with City and sellers.
  • Evaluates mixed-use and commercial opportunities and within assigned markets understanding existing zoning codes, existing conditions and the entitlement process.
  • Prepares initial summary pro forma for approval; respond to RFPs and/or LOIs.
  • In collaboration with EVP Commercial & Mixed-use and operations teams, with support from finance, prepares detailed pro forma for project presentation and approvals from investment committee.
  • Negotiates PSA, JV, lease agreements and/or development agreements within approved standards; collaborate with associate general counsel for any variation to standard forms.
  • Identifies best-in-class design, architects, and support staff to ensure end product is leading edge and meets customer expectations based on local submarket trends.
  • Leads all pre-development activities until ground-breaking, then supervises associates during construction up through stabilization
  • Actively engaged in local market and involved with industry trade organizations.
  • For non-construction related items, remains primary contact with JV partners, equity investors and lenders through project construction. Maintains overall ownership of the pro forma which is managed by the SVP Development Management after loan closing until the asset is placed in service and transitioned to the Operations Team.
Requirements
  • At least 10 years’ previous development experience in one or more market specialist sectors (office, retail, life science, residential etc.). Mixed-use and commercial office experience preferred.
  • Broad property management experience including exposure to development management, project management, new business, and construction/delivery
  • Proven ability to manage independently throughout a project’s lifecycle

  • LEED AP certified or desire to become LEED AP certified preferred
