POSITION OVERVIEW:

The Director reports directly to the principals and assists in all aspects of property-level operating activities and strategies for the Company’s life science portfolio on the east coast of the United States.  

 

Responsibilities include financial review and reporting, revenue management, budget preparation, assisting with oversight of third-party property management firms and coordinating with various construction firms. The Director will work actively with the Acquisitions team to assist with new acquisitions and the due diligence process. 

The ideal candidate has experience in life science, medical, industrial or office properties, strong analytical skills, ability to decipher financial data to effectively review and evaluate operational and investment opportunities. Required to have the ability to assess and help drive the performance of portfolio assets. Must be able to work independently with minimal supervision and thrive in an environment that is highly entrepreneurial, both strategic and creative. Requires rapid learning, multitasking and prioritizing under tight deadlines. Some travel is required.

ESSENTIAL FUNCTIONS:

Review and analyze monthly financial and income statements, prepare benchmarking and/or other analyses related to maximizing revenues and minimizing expenses that lead to strategies to improve asset performance and value.

Liaise with tenants, lenders and capital partners on each asset to ensure compliance with loan documents and joint venture agreements

Analyze and monitor the financial performance of investments, which entails:

 -Maintaining financial models

              -Reviewing annual budgets and underwriting

              -Raising awareness of performance concerns.

Conduct various analyses of real estate taxes, risk management, utility consumption, capital expenditures.
 

Assist in preparation of annual Asset Management Plan including valuations, sell vs. hold analyses, etc.

              -Prepare quarterly investor reports and presentations.

              -Coordinate and support the annual portfolio budgeting process
.

Collect market data and develop tools to assist in the determination of threats and opportunities facing the portfolio

Produce ad-hoc analyses to evaluate the performance of assets.

Evaluate and identify opportunities for value enhancement, return on investment opportunities, improving cash flow within the portfolio including dispositions.

Analyse financial models to evaluate investment returns on proposed capital projects and acquisitions.

Assist with due diligence on acquisition targets.

Synthesize research and findings into concise presentations.

Assist with asset management of portfolio, including periodic property visits and interfacing with third-party management companies, project managers, brand representatives, and other third-party vendors/resources.


QUALIFICATIONS:
Minimum 5 years related experience

Demonstrated aptitude for problem solving and problem identification

Must effectively manage and adhere to deadlines

Extensive proficiency in Excel, Argus, Word, and PowerPoint required

Attention to detail required

Excellent written and verbal communication skills

Excellent interpersonal skills and demonstrated professionalism

Ability to manage multiple tasks
