ABOUT THIS OPPORTUNITY
National Retail Properties is seeking a Senior Property Administrator to join our corporate team in Downtown Orlando.

 

Our new Senior Property Administrator will provide professional real estate management services in managing the real estate portfolio of National Retail Properties, Inc.

KEY RESPONSIBILITIES
  • Locate and supervise maintenance vendors and contractors for repairs and maintenance on properties located throughout the United States.  
  • Procure bids for and assist with monitoring of capital improvement projects.  
  • Administer and manage lease clauses pertaining to the repairs and maintenance of the assets.
  • Schedule take-back inspections to include hiring vendors, coordinating access with tenant as needed, and getting estimates for any tenant repairs as required under the leases.
  • Send pre and post lease termination inspection results to tenants with expiring leases.
  • Code/review maintenance invoices for payment.
  • Quarterly reviewing of property expense coding to ensure accuracy.
  • Monitor maintenance database.  
  • Make site visits and property inspections.  
  • Interface with landlords, tenants and store managers to provide needed service.
  • Obtain and maintain Certificates of Insurance on contractors.  
  • Prepare annual property budgets and quarterly forecasts.  
  • Monitor CAM budgets
  • Notify tenants of code violations as needed.
  • Prepare monthly variance explanations on actual to budget operating expenses. 
  • Handle all internal facilities requests for NNN
  • Other duties as assigned

EDUCATION AND/OR EXPERIENCE:

 

Associates degree and four years related experience; or equivalent combination of education and experience.
