About Real Estate:

Wafra’s Real Estate Division (“Real Estate”) is responsible for leading the Firm’s direct investments into traditional commercial real estate product types (primarily multifamily, office, retail, industrial, and hospitality). Real Estate’s current investment mandates range from core to value-add with planned expansions into the opportunistic and development risk profiles. The Real Estate team is comprised of 18 professionals. The team’s seasoned senior leadership each have well over a decade of experience in investment roles at either Wafra or other leading financial institutions in the United States. The Real Estate team emphasizes innovative and tactical investment strategies alongside a fast-paced approach to pursue superior risk-adjusted returns on behalf of its investors.

Position Overview:

Based out of Wafra’s New York office, the Senior Analyst will support acquisitions and asset management, allowing the candidate to learn the full life cycle of private real estate investment.

Acquisitions

Within acquisitions, the candidate will primarily support the acquisitions team in underwriting target transactions, preparing Investment Committee and other materials, maintaining and upgrading model templates, conducting market and property due diligence, and conducting market research. The position presents an exciting opportunity for a candidate passionate about learning commercial real estate investing as part of a long-term and uniquely-structured institutional investor.

Asset Management

The candidate will be involved in all aspects of the asset management process and will be responsible for providing analytical review of property level transactions including, but not limited to: new leases, capital projects, financing events, and dispositions. Additional responsibilities will include the review of property level reporting, preparation of investor level reporting, and providing general support to the asset management team for investments in the United States and Canada.

 

Duties & Responsibilities:

The role will include experience in the following (but not limited to):

Acquisitions

  • For prospective transactions, underwrite investments from first pass underwriting through closing using both Argus and Excel, including bottom-up property cash flow statements, capital expenditure budgets, financing strategies, acquisition/reversion analyses, and joint venture structures including waterfalls
  • Draft, compile, edit, and develop graphics for Investment Committee presentations alongside multiple acquisition leads
  • Demonstrate primary responsibility over creating, developing, and maintaining the financial and other models used by acquisitions to determine investment value
  • Collaborate on or support various special projects, including innovative investment strategies and new types of investment opportunities
  • Perform due diligence on live transactions, including market research, reviewing Seller documents, engaging and reviewing the reports of third-party providers, and onsite diligence
  • Maintain pipelines and support the development of content for Real Estate’s fundraising efforts
  • Support Investment Committee meetings through coordinating materials, preparing and circulating minutes, and presenting on live transactions and special projects, where delegated
  • Operate in an innovative and results-/team-oriented culture aimed to drive Real Estate’s growth in the coming years

Asset Management

  • Oversee the day-to-day management of existing real estate assets held in direct and joint venture ownership structures as directed
  • Work closely with all team members, investment partners, third party management companies, and other key relationships to ensure the proper management and oversight of the portfolio
  • Analyze and review property level information including, financial reports, leasing information, and property level distribution information
  • Maintain and update financial models used within the group to analyze property level decisions, produce forecasts, and prepare/review annual budgets utilizing both Argus and Excel
  • Work actively with senior management (VP and above) on investor level reporting, including the preparation and review of materials
  • Input, maintain, and update critical data for existing assets under management to ensure compliance of internal protocols and various reporting objectives are achieved
  • Gather and evaluate economic, demographic, and real estate market data for the purpose of making specific investment recommendations under the guidance of senior management
  • Assemble and draft investment memoranda along with any related support material for review by senior management
  • Prepare ad-hoc reports and assist on special projects
  • Participate in property and market tours
  • Travel as necessary
  • Other duties as assigned

Candidates with proficient Excel and Argus skills are encouraged to apply.

The complete list of qualifications is as follows:

  • Self-starter who embraces a dynamic, fast-paced transaction-focused job
  • Candidates should have one to three years of experience in investment banking, commercial real estate brokerage, advisory work, real estate private equity or real estate finance
  • Demonstrated intellectual curiosity in all aspects of commercial real estate and financial markets
  • Excel proficiency and Excel-based financial modeling are must haves (Training the Street or comparable Excel training preferred)
  • Hands-on Argus experience required
  • Proficiency in Microsoft Office Suite
  • Detail-oriented person that excels at delivering accurate and complete work products
  • Rigorous and innovative analytical skills along with proficiency in effectively communicating rigorous analysis in a concise, action-oriented way
  • Liaise across Real Estate’s multiple teams to support the acquisition and onboarding of new transactions
  • Superior written and verbal communication skills including the ability to manage workflow on multiple deals at a time with different acquisition leads
  • Periodic travel required
  • Bachelor’s degree or higher required
