Slate Property Group, a vertically integrated owner, developer, builder and operator of residential and commercial real estate in the New York metropolitan area, is seeking an Assistant Project Manager to join our team. The APM would work on all aspects of the development process for several residential renovation and ground-up projects including design, entitlements, financing, construction, marketing, and sales/lease-up. Slate is an entrepreneurial company and we are seeking an individual who has the maturity, organizational skills, and follow-through necessary to add value to the team. The position is based out of our main office in the Flatiron neighborhood of Manhattan with a M-Th in-office, Fri remote schedule.
Primary Responsibilities:
- Attending design, finance, and construction meetings and preparing meeting agendas, notes and other materials
- Collaborating effectively with in-house and third-party construction management and property management teams.
- Communicating effectively with a wide variety of partners, including but not limited to architects, law firms, government officials, lenders, and contractors
- Assisting in the pre-development process including preliminary architectural, engineering and zoning reviews, as well as generating local government and community support for new projects.
- Assisting in creating and managing excel-based project proformas including budgets, schedules and underwriting assumptions to analyze project financial feasibility and evaluate ongoing project financial performance.
- Assisting in review of architectural and construction documents.
- Assisting in review of legal documents, including consultant agreements, to ensure key business terms are accurately reflected.
- Assisting in administrative and organizational project tasks.
- Shepherding project through construction completion and lease-up, which includes punch list, schedule, requisition and change order processing.
- Assisting in opening of the properties; including creation of and monitoring of marketing plans.
- Assembling monthly draw reports for lenders after analyzing invoices and contracts.
- Preparing monthly reporting to investors including summarizing construction progress and tracking partnership level financial performance.
- Assisting in permitting and regulatory interactions with city and state agencies.
- Assisting in coordinating consultant activities, such as scoping contracts, providing access to site during pre-development, and facilitating interaction among design team.

Qualifications:
- Bachelor’s Degree required
- Major in architecture, engineering or construction management or demonstrated interest in real estate strongly preferred
- Minimum 2 years of experience in real estate development, construction or design required
- Ability to read construction drawings preferred
- Highly proficient in Excel, Word and PowerPoint
- Strong attention to detail and organization skills
