We are an Atlanta-based Real Estate Development and Investment firm with a multi-billion dollar portfolio of land and multi-family projects throughout the Sunbelt and Southeast.   We are seeking an experienced real estate executive for the COO position. . The best candidates will be comfortable with all aspects of real estate development and investment transactions, will be entrepreneurial thinkers, and responsible for all operations, internal and external, of the company.  This position will ensure the company functions at an institutional level in every way as it relates to development timelines, deliverables, project execution, and investor communications.  Candidates must be comfortable and effective at organizational assessment, planning and forward-thinking implementation so as to ensure systems and processes are running consistent with the demands and workflow of the projects and company as a whole.

 

Responsibilities:

  • Oversee all development and operational functions for the organization
  • Liaise internally and with external third parties to protect and promote the successful execution of company and project-related objectives
  • Create an environment of proactive communication internally so as to meet project and partnership deliverables
  • Juggle multiple projects and priorities simultaneously in a fast-paced environment
  • Establish and maintain excellent relationships with investors and lenders
  • Understand and abide by loan agreement/operating agreement language
  • Review proposed distributions and confirm correct application in accordance with equity capital/waterfalls
  • Receive verbal and written information about transaction concepts and ensure models are in line with communicated concepts
  • Compile quantitative analysis of budgeted, actual, and projected cash flows
  • Coordinate and review debt and equity funding packages in a timely and thorough manner
  • Monitor and review the progress of business plans and capital budgets
  • Complete market research for sale comps and market assumptions for valuation purposes
  • Monitor covenant compliance per loan/partnership/investor documents
  • Coordinate receipt and review of monthly financial statements
  • Coordinate receipt and inspection of annual operating and capital budgets
  • Coordinate due diligence for lenders and equity partners
  • Review, comment and monitor loan documents and proposed operating agreements
  • Coordination and management of loan closings and equity closings for land acquisitions and construction loans
  • Management of all aspects of land acquisitions, entitlements, and project deliveries
  • Assist in the preparation and presenting financial and operational reports highlighting key business metrics, variance to budget and other relevant trends.
  • Discuss with investors any changes to monthly, quarterly, annual changes to forecasts
  • Prepare and manage materials associated with any financing activities, including reporting requirements of current and new investors
  • Oversee on-boarding of new investors
  • Assist investors in process of closing transactions (acquisitions, debt facilities, sales of assets)
  • Travel to visit investors and real estate development projects as needed

 

 

 Qualification Requirements:

  • Institutional written and verbal communication skills
  • Excellent problem-solving and analytical skills
  • Effective time-management
  • Bachelor’s degree (BA/BS) in Finance, Economics, or related discipline preferred; MBA is a plus
  • 10+ years of real estate finance / underwriting / asset management / acquisitions experience.
  • Results-oriented, entrepreneurial, and self-motivated team player.
  • Strong technical skills with advanced knowledge of Argus, Microsoft Excel, and PowerPoint.
  • Excellent organizational and interpersonal skills.
  • Strong multi-tasking skills, with the ability to manage multiple dynamic projects at various stages of completion.
