Asset Manager (SF) will assist in managing a portfolio of assets in pre-development/ development/ redevelopment. The position will also have primary responsibilities for liaising with operating partners in developing and executing asset management strategies related to Vanke’s investments. The position reports to the Head of Asset Management (NY) and is expected to work closely and collaboratively with acquisition professionals on the west coast and the US CIO.   Job title and compensation will be commensurate with experience.

Responsibilities:

  • Assist in providing management and direction to operating partners for a portfolio of developments and owned assets.
  • Execute strategies to maximize value and performance of assets; communicate and monitor strategies as developed and implemented.
  • Monitoring and reporting on operational and financial performance on an ongoing basis and assist in resolving property operating issues in conjunction with operating partners.
  • Monitor major property level operational and capital expenditure issues.
  • Actively participate in the preparation of portfolio reviews, performance reforecasts, and asset valuations.
  • Evaluate and report on property performance relative to forecasts, asset strategies, and investment targets.
  • Review and prepare monthly, quarterly, and annual reports on property performance along with progress on strategic initiatives, comparison to budget as well as development underwriting.
  • Work directly with the acquisitions and project management teams on underwriting new investments.
  • Help establish, monitor, and analyze leasing, cap ex, property management and tenant relations strategies.
  • Coordinate with project partners in developing and implementing sales and marketing strategies, as well as monitoring sales progress for portfolio properties.
  • Participate in collaboration with Vanke US colleagues and external partners to facilitate Vanke’s international sales activities.
  • Analyze and produce market reports on a regular basis, as well as specialized reports on a need-basis.
  • Organize the preparation and review of annual property operating budgets and business plans.
  • Assist with coordination with building development consultant team, including architects, interior designers, landscape designers, marketing firms, branding and PR agencies.
  • Represent company at various coordination meetings among the various consultants.

Qualifications:

  • Bachelor’s degree, preferably in business, engineering, architectures and/or real estate.
  • A minimum of 2 years of progressive experience in development, operations and/or asset management of real estate with a strong understanding of the development/ permitting process (particularly in San Francisco) and sales/marketing, and leasing.
  • Must have an awareness and understanding of portfolio goals and ability to develop and monitor specific plans, especially for urban residential and office projects, preferably in San Francisco, Seattle, Los Angeles, or other key markets.
  • Sound judgment, self-motivated, problem-solving skills, and independent thinking.
  • Well-organized and self-directed individual who is disciplined in oversight of details yet possesses a “big picture” perspective.
  • Team player with the ability to multi-task and work independently and under pressure in an entrepreneurial environment.
  • Strong written and oral communication skills are required.
  • Ability to interface professionally with others at the company as well as investors, buyers/tenants, third party firms, partners, and industry leaders.
  • Balanced knowledge in project-level marketing, residential brokerage/ sales process, and commercial leasing process.
  • Possess effective communication and outreach skills to assist in company public/community affairs, and other marketing efforts.
  • Strong work ethic, integrity, and commitment to meet deadlines are essential candidate attributes.
  • Must have strong Excel modeling skills; Argus experience preferred.
  • Excellent project management skills and ability to work effectively in fast paced environment.
  • Must be authorized to work in the U.S. legally.
