Summary:

Kennedy Wilson is seeking a talented Construction Project Manager who will handle the day-to-day construction management responsibilities on a wide range of construction projects from start to finish. This manager will be responsible for overall project planning and scheduling, resource allocation, and project control while providing technical direction and ensuring compliance with quality standards. Eligible candidates should have 10+ years of experience in commercial, residential, and mixed-use development executing both capital and tenant improvement projects.

Key Responsibilities:

  • Responsible for overall management of a project, including supervision and oversight, plan and report preparation, permitting, preparation and monitoring of budgets and schedules, and maintaining positive client and staff relationships
  • Manage, oversee, and coordinate all facets of the pre-construction, bid and award, construction and close-out phase of all assigned projects
  • Monitor change orders and design problems and consult with architects, engineers, contractors, etc., as required to meet standards
  • Establish regularly scheduled meetings with the development, subcontractors, and design team to review:
    • shop drawing preparation / approval 
    • equipment / material lead times and required on-site dates
    • manpower projections and the project schedule
    • quality / performance issues on and offsite
  • Obtain permits from the relevant city authorities and ensure compliance with their regulations and requirements.
  • Monitor and coordinate the progress of the construction activities daily and hold regular status meetings with all the sub-teams and ownership
  • Ensure project documents (insurance, contracts, etc.) are complete and legally binding
  • Track acceptance and bond exoneration
  • Management of subcontractors and consultants
  • Project visits and oversight
  • Preparation of construction reporting for senior management

Qualifications:

  • 10+ years of commercial, residential, and multifamily off-site/infrastructure and vertical construction experience with increasing levels of project oversight experience
  • B.S. in Construction Management or Engineering Degree preferred but not required. Extensive experience may be substituted.
  • Experience with Procore, Bluebeam, Honest Buildings (or similar preferred)
  • Must be able to read construction documents, architectural and engineering plans, surveys, and technical reports to maintain quality control and oversee all aspects of construction including underground utilities, paving, grading and drainage infrastructure
  • Ability to prioritize projects, work against deadlines and organize workflow with multiple interruptions
  • Intermediate knowledge of Microsoft Word, Excel, Outlook, and Project
  • Ability to explain complex issues to others in a manner easily understood by both associates in the industry and customers with limited knowledge of construction processes or terminology
  • Excellent problem/conflict resolution skills, ability to handle and diffuse difficult situations and customer concerns in a positive manner
  • Team player: ability to work within cross-functional teams         
  • High degree of integrity
  • Takes initiative and works with minimal oversight; proactively addresses problems with regards to work product, process, and personnel
  • Sound judgement, ability to make decisions, work and act independently, and seek assistance or consult with more senior construction personnel when necessary

Additional Requirements:

  • Frequent local travel between project sites and regular travel within the Western US
  • Ability to operate an automobile, have a valid driver’s license, requires travel to and from various construction sites and traversing the sites either by walking or vehicle
  • Normal construction hours which may require some evenings and weekends as needed, or as dictated by weather conditions or emergency situations
