The Company: A premier commercial real estate investment and private lender headquartered in Beverly Hills, CA. This is an opportunity to join a competitive, growing company.

The Portfolio/Asset Manager is a critical member of the leadership team responsible for maximizing asset and portfolio financial performance. This individual is responsible for strategy and operational execution of asset and portfolio management plans to optimize revenue and manage expense control.

The ability to build and maintain close collaborative relationships, with internal colleagues, tenants as well as external third parties is critical.

 

ESSENTIAL DUTIES & RESPONSIBILITIES

 

  • Develop and implement strategies to optimize portfolio value.
  • Evaluate and monitor asset performance against objectives and benchmarks.
  • Foster a problem-solving culture to resolve issues promptly and effectively.
  • Drive all leasing activity and direct the efforts; negotiate and approve lease documents;
  • Act as primary point of contact on behalf of Owner/Landlord.
  • Review and monitor operating expenses, cash flows, maturities and monthly budget variance reports;
  • Review and approve the annual reconciliation of operating expenses, capital budgets and annual estimates of operating expenses for each asset;
  • Work collaboratively with acquisitions in underwriting new acquisition targets/opportunities;
  • Work collaboratively with construction on tenant improvement and other capital construction projects;
  • Negotiate and approve service, repair, and capital contract proposals;
  • Develop vendor management strategies to support corporate objectives for a broad range of services across all assets.
  • Ensure the highest possible standard for building conditions and facilities management.
  • Develops market and asset reviews to evaluate the overall operational and financial results for the asset portfolio, surface issues and potential challenges that threaten portfolio performance, present recommendations, plans, and strategies for enhancing value and improving financial returns.
  • Reviews market, economic, and capital trends and factors impacting the performance of the portfolio, prepares and delivers updates to ownership and participates in formulating the long-term disposition and exit strategy for the assets.

  • Expert understanding of commercial office assets, property management, financial and market analysis.
  • Demonstrable asset management technical skills and process improvement experience in commercial real estate.
  • Excellent financial acumen, with a thorough understanding of financial statements and reporting.
  • Proactive thinker with detail oriented, creative problem solving approach.
  • Exceptional judgment and decision-making.
  • Effective interpersonal skills with the ability to develop and foster internal and external relationships.
  • Strong business judgment and negotiating skills, with the ability to navigate nuance and complexity.

  • Ability to identify issues and facilitate appropriate action plans. Self- motivated with a track record of working independently and as a part of a cross-functional team.

EDUCATION & EXPERIENCE In addition to the knowledge, skills and abilities listed above: 

  • 3-5 years of overall experience in commercial real estate asset management. 
  • Experience in a family office or similar entrepreneurial environment is preferred.
  • Degree in Business, Finance, Real Estate Management or related field.
  • MRED or MBA desireable.
  • Strong computer proficiency, especially Excel. Proficient with internet research and software tools.
