Property Manager for Luxury Near South Loop 240 Unit Property

We are seeking an experienced and seasoned Property Manager with a record of success. You would be managing a 240-unit  luxury residential, primarily rental, condo complex, on seven acres adjacent to the lakefront. Your job also requires the ability to maintain the books and records for one checking account and run projections for the rentals - but not for the HOA. The ideal candidate will have strong organizational skills, impeccable electronic and verbal communication abilities and thrive in a fast-paced environment. You must have an acute concern for residents and homeowner's satisfaction as you oversee a single-site 240-unit development. We have liberal PTO benefits and medical insurance reimbursements – both accrue from your start date.

Responsibilities:

Meet and exceed metrics for resident services, communications and resolution of maintenance requests. Interface with our maintenance techs, building engineers and assistant property manager. Pay invoices, run income statements and other financials.

Team player with our leasing and marketing department, which is fully staffed and handles almost everything.

Administer & manage all systems including but not limited to Excel; Move-Outs & Move-Ins; DocuSign; Ring Central; Comcast; Google reviews and timely responses.

Administer & manage property management app, includes itemization of recurring charges on ledgers – such as monthly parking, storage and pets; lease termination agreements; and electronic communications including PSAs.

Assess, prioritize and act quickly on tasks and action items.

Business Savvy: Make business decisions based on the best interests of ownership; critical thinking and strategic and planning skills; thinking outside of a box; and present new systems and programs.
