Consolidated Investment Group, a Denver, Colorado based private investment firm with an extraordinary record of success and a reputation for collaboration and partnership; a depth of knowledge and experience; and a history of finding opportunities has a newly created position for a Real Estate Chief Operating Officer in Englewood, Colorado.

This position will report to the CEO and will be a crucial part of the real estate team. The company acquires properties either directly or through major real estate operating partners throughout the United States .CIG has been actively investing since 2003 and is managing a diverse investment portfolio .CIG's permanent capital base allows us to take a disciplined, long-term investment perspective. Short-term performance, while important, is not given priority over CIG's longer-term investment horizon and objectives.

The ideal candidate will be a resourceful problem-solver and team player who thrives in a challenging and dynamic work environment with high expectation. They will think out of the box and a driver for results. Ability to remain calm and focused under pressure wile still delivering excellent result. The candidate will need to previously demonstrate their ability to create and foster a customer service culture throughout the organization, demonstrated the ability to foster cross-functional collaboration, inclusion, and integration for organization-wide success. Proven record of managing others through strategic execution and goal achievement. Ability to provide seamless integration and coordination of effort among departments, programs, and services.

 

ACCOUNTABILITY OBJECTIVES

Provide leadership in real estate acquisition, and development and expansion of the real estate portfolio.

 

Plans and directs all aspects of the Real Estate organization’s Strategy, Objectives, initiatives, and policies. Directs the development of the team with an emphasis on maximizing the value of the existing real estate portfolio and growing the portfolio through acquisitions, development, and value creation.

 

Ensure Company has proper operational controls, procedures, and highly trained and talented professionals in place to effectively grow the organization and to ensure its financial strength

 

SPECIFIC RESPONSIBILITIES

  • Will lead the organization to become a “Best in Class” company in all areas.
  • Ensure consistent achievement of assigned goals within the Real Estate Division
  • Including Long-term Attainable Housing strategy & Goals
  • Responsible for attainment of short and long term financial and operational goals of the Real Estate Division.
  • Responsible for reviewing Real Estate Division Strategic plans and prepares an Annual Consolidated Business Plan for approval by CEO.
  • Responsible for approving property level portfolio operating budgets
  • Oversee all joint venture relationships, ensuring that partners’ performance is aligned with
  • Agreements and investment expectations.
  • Reviews and approves annual budgets for each of the areas of his / her responsibility and prepares a consolidated operating budget for review by CEO.
  • Conducts budget reviews as appropriate for each area of responsibility
  • Meets frequently with CIO to understand economic risks and opportunities
  • Oversee all investment due diligence to ensure risks are identified and plans are in place to mitigate known risks
  • Oversee all aspects of ground-up development strategy, working closely with Director of Development to ensure that proper systems are in place to mitigate entitlement, construction, and market risks.
  • Reports to CEO on agreed upon schedule to review business environment, performance results, and course corrections.

REAL ESTATE

  • Ultimate responsibility for the Leadership, Growth and Success of the CIG Real Estate Business.
  • All Asset Management: including all direct owned real estate as well as assets held in joint ventures.
  • Recommends all Acquisition and Development projects to be approved by CEO and Investment Committee.
  • Recommends all disposition opportunities to CEO for approval

HUMAN RESOURCES

  • Responsible for all areas relating to Human Resources as led by VP of Human Resources, including:
  • Culture, Policy & Administration
  • Compensation, benefits, and Regulatory compliance
  • General communication to the office staff
  • Recommending additional staff and termination of any staff member to CEO

FINANCE, ACCOUNTING, LEGAL & IT

  • Responsible for all areas as led by Senior Controller, Including:
  • Financial reporting, legal, & tax planning
  • Information Technology
  • Long-term financial planning
  • Short-term cash management
  • Aviation department.

 

Financial and Operational Authority

  • Short term Bonus Payments (with approval of CEO)
  • Recommend changes to established Company Policies and Procedures
  • Corporate Insurance Programs
  • Company Events
  • Department Operating Budgets
  • Approval for Managing Bank Accounts (opening/closing)
  • Approval for all internal controls and procedures to ensure secure operating environment
  • Litigation Strategies w/ CEO approval
  • Member of Investment Committee

  • Minimum of 10 years’ experience as high-level Real Estate executive with emphasis on and (1) Development (2) Acquisition (3) Asset Management
  • MBA or equivalent preferred
  • Travel: 30% and as needed
