The Vice President, Development Capital will lead the team responsible for capital management of company wide development activity.  The development capital team supports budget creation, management, and strategic Build to Suit (BTS) investment deals. The role requires keen skills in the area of real estate, financial, modeling, and technology, along with the ability to lead through influence and communicate with an executive team. This leader collaborates extensively to work cross functionally with leaders from Development team, Strategic Planning & Investments Team (SPIT), Corporate Real Estate, Finance & Accounting, Legal, and Sales.

 

RESPONSIBILITIES, other duties may be assigned:

  • Lead the Development budget team responsible for:
    • Creation of annual development budgets with cash flows at project level
    • Alignment of capital budget plan with sales plans
    • Evaluation of changes in inventory plans and impacts to capital planning
    • Maintaining and monitoring of above at project, asset, and portfolio levels
    • Capital Committee monthly meetings to review budget changes and approve releases of funds for identified strategic projects supporting signed leases or strategic inventory
    • Capital reporting to support evaluation of status and key strategic decisions
    • Systematic tools and processes enabling efficient management of project budgets
  • Lead the team responsible for development stabilized cost management
    • Estimate stabilized development costs for all assets (building level)
    • Monitor and update based on dynamic development plans, customer specific deals, and market demand factors
    • Advise deal desk on capital targets in support of sales pricing needs
  • Lead the BTS Development Investment team responsible for lifecycle management of the deal:
    • Initial Deal Making requirements: support the business needs for sourcing, underwriting with initial costing estimates.
      • BTS Capital budgeting and schedule coordination utilizing historical models or in conjunction with development team construction managers, procurement team, and other internal/external stakeholders. Development model budgets include construction, owner furnished items & equipment, development contingency, soft costs, fees, etc. Models to include time based cash flow estimates at a detailed level
      • Support BTS deal capital committee approval packets and monitoring of approvals with QTS and Investment teams
    • Post deal-making leading up to finance closing: supporting development of lender pitch documents, loan agreements, and accurate draw schedules.
      • Loan documents reviews with legal and finance teams
      • Manage key lender communications including documents, appraisals, budget updates, risk evaluations, schedules, on-site tours, along with coordination for lender consultant visits and responses to agent reports
    • Post loan closing: On-going capital management, monthly draws & evaluation of project status
      • Monthly Asset reporting with separate materials for lender groups and board via strong collaboration with Development team leaders and construction partners
      • Recording of project funding and forecast of lender draws/construction costs payments based on actual costs incurred
      • Evaluate development risks & manage communications of same (status of buyout, owner allowances, contingency, construction schedule, supply chain challenges, etc.)
    • Support evaluating potential BTS opportunities across the portfolio, potentially including sites in diligence or predevelopment stages
    • Serve as conduit to bridge communications between Development team, SPIT team, Accounting team and lenders
  • Identify, analyze, communicate and provide suggested solutions to resolve financial issues which impact business objectives
  • Lead calls and meetings with key internal and external constituents.  Individuals should be able to effectively communicate and respond to complex questions and inquiries.
  • Coach and mentor a team to grow the business & individual professional careers
  • Enables cross functional communications across the business in support of aligning multiple departments on business processes and needs

Basic Requirements
Bachelor’s Degree in Accounting, Business Administration, Construction Management, related field or equivalent work experience
Fifteen or more years’ experience in capital management and/or real estate
Five more years’ practical accounting experience
Three of more years’ people leader experience


Preferred Requirements

  • MBA
  • CPA
  • Experience in commercial construction, construction management, construction administration or a related field
  • Experience working with project managers and operations team (edited)KS &A
  • Strong interpersonal skills with an ability to interact with executive level external and internal clients.
  • Exceptional verbal and written communication skills
  • Ability to identify and manage priorities
  • Exhibits keen problem solving and listening skills
  • Strong proficiency with Microsoft Office Suite, including MS Excel (including VLookups, Pivot Tables)
  • Highly organized with strong emphasis on self-motivation and analytical skills.
