Bellwether Asset Management, Inc. (“Bellwether”) is a privately held firm located in Los Angeles, CA, specializing in commercial real estate asset management services. Bellwether is engaged on an exclusive basis by Oaktree Capital Management, L.P. (“Oaktree”) as a consultant to assist Oaktree with active, hands-on asset management across its real estate portfolio. Through collaboration with Oaktree’s investment teams and operating partners, Bellwether assists in the monitoring and analysis of investments representing more than $7 billion of invested equity across a wide range of real estate-related assets in the United States, Europe and Asia, including direct property investments, corporate investments, residential land and residential and commercial loan pools.

 

Bellwether’s platform helps provide Oaktree with greater efficiency and functionality through the following areas:

  • Asset-level analytics:  Bellwether provides quantitative and qualitative investment and portfolio level performance reports by consolidating and analyzing monthly operating reports produced by Oaktree’s operating partners to track and monitor performance against initial underwriting.
  • Active Asset Management Support:  The Bellwether team works closely with Oaktree’s acquisition and asset management teams to help monitor all strategic and joint-venture operating partners on a day-to-day basis. Responsibilities include weekly leasing calls, monthly operations reviews, annual budget and business plan reviews and financial analysis.
  • Investment and Fund-level Reforecasting:  Bellwether is responsible for creating proprietary investment-level valuation models for the entire Oaktree real estate portfolio to enhance Oaktree’s ability to reforecast investment and fund-level performance on a routine basis.

 

 

POSITION SPECIFICATIONS

Bellwether Asset Management, Inc. is seeking an individual to contribute to the asset management team, with a focus on collaborative asset management of an existing multi-family portfolio.  This position will be located in our El Segundo office.

 

KEY RESPONSIBILITIES

  • Working directly with the investment team to assist in all aspects of detailed asset management primarily focused on multi-family properties, including financing and dispositions;
  • Execution of property-level asset management initiatives, value-add and repositioning strategies;
  • Creating quarterly reforecasts of investment performance;
  • Developing and creating detailed portfolio and asset level reporting, as well as asset management templates to be used across the portfolio;
  • Conducting property inspections and leading leasing and management meetings;
  • Producing and/or reviewing funding requests and loan draw packages;
  • Coordinating transition of assets from acquisitions to asset management;
  • Providing operational support and assisting in other asset management related functions.

 

PROFESSIONAL EXPERIENCE/QUALIFICATIONS

  • Minimum 3 years of experience in real estate asset management
  • Dynamic team player with strong integrity, a high degree of professionalism and the ability to succeed in an entrepreneurial environment including:
    • Good interpersonal, communication, organizational and multi-tasking skills
    • Excessive attention to detail, outstanding initiative, an eagerness to learn with a strong work ethic
    • Completion of a high level of work within tight timeframes, successfully manages competing deadlines
    • Ability to grasp new concepts quickly and work with limited direct guidance
  • Intermediate to advanced skills in Excel; VBA coding a plus
  • A bachelor's degree is required
  • Multi-Family operational experience is preferred
