We are seeking to fill a position in Los Angeles.  This Renaissance Person will have the ability to balance capitalistic interest in for-profit real estate development with an endless curiosity and passion for life, specifically including health, wellness and hospitality.  We are looking for someone who, with a lot of autonomy, can figure out a problem then proactively and creatively recommend potential solutions.  The successful self-starter, not order taker, will be involved in all facets of the business with an initial focus on hospitality.

Urban Smart Growth currently has approximately 3,000,000 square feet of development inventory located in six states on both ends of the country. Properties include buildings that once functioned as mills, manufacturing facilities, public institutions as well as an eighty-acre central business district and adjacent marina site of a moribund waterfront downtown on North Carolina’s Cape Fear River.

Job Summary

USG is seeking a candidate to be located in Los Angeles.  The position presents an opportunity for the successful candidate to take a prominent role and work directly with the Founder (who is bi-coastal) as well as the COO (based in NYC) of a family owned, creative and national real estate development and asset-management company located in Venice, CA.  The Los Angeles candidate will participate in all aspects of the company’s day-to-day activities related to West Coast initiatives with a focus on supporting the Founder as well as daily activities that may include charitable endeavors. 

The initial main focus of the position will be to oversee the conversion of apartments to short term units in the Los Angeles market and to help determine the best partners to roll it forward. 

USG creates communities around art in its adaptive reuse projects, both its production and sale, mixed with music, food and charitable undertakings (see 400 West Rich in Columbus, OH and Hope Artiste Village in Pawtucket, RI), which both have huge farmer’s markets, scores of artists making and selling art, and music venues that attract hundreds. 

In short, this is about creating operational value on our real estate by building artistic, healthy, charitable communities.  The real estate underwrites it and the operational venues add great value taking many forms.  If this isn’t a passion to you, please don’t apply.  The President/Founder is a 60’s Berkeley graduate and honors that tradition.  He believes and lives “good community is good business” and “you build community from the ground up”.  USG is looking for a career person, not a job.  The position will morph from development to supervising operations as the projects come on line and long term tenure to watch and grow the assets is a paramount goal.  The position should grow into an equity participation in individual deals, as part of the family operation.  This is as personal as it is business, if not more so. 

Immediate potential portfolio projects include:

  • Gradual conversion of MF properties into Short Term or Common-style use…potentially up to 500 keys
  • Mixed-use development with owner occupied bar, restaurant and event space as part of an overall wellness initiative in the Sacramento area
  • Future development of 120+ units over retail in Portland, OR

The job may function mostly at the President’s beach front office/residence in Venice or Playa del Rey; the Main Office is in Hollywood.  The style is very informal, but the work intense and creative.  Compatibility on a personal level is critical.  The President does this out of passion and mission; the profits are significant, but long term.  Shared vision and enthusiasm is essential.  There are a number of other very creative, similar projects that can be discussed at the interview stage.  This is a unique opportunity to be mentored and create a career. 

Experience and comfortability in excel and project scheduling would be extremely helpful.
