Description
This position is responsible for managing all operational phases of a portfolio to ensure fiscal stability, customer satisfaction and good physical condition.
- Manage all actions that involve and/or influence the portfolio in coordination with General Managers and the Chief Operating Officer
- Study housing demands and make recommendations to remain competitive
- Ensure the physical and financial upkeep of the portfolio
- Negotiate major contracts and purchases in conjunction with Facilities Managers and General Managers
- Inspect the portfolio's past due accounts, rent collections, purchases, accounts payable, occupancy reports, weekly leasing reports, updated market plans and weekly leasing goals
- Maintain resident and unit file system and inspect monthly
- Prepare and review all periodic reporting, either routine or unscheduled; including reports for occupancy, variance, leasing, delinquency, work orders, purchase orders, legal, statistical, month end, marketing, inventory, and property inspection
- Implement, oversee and evaluate marketing and leasing efforts
- Create annual operating budgets for the portfolio
- Ensure the portfolio operates within the parameters of the operating budget
- Set rental rates as market conditions dictate
- Supervise conference calls, staff meetings, safety meetings
- Attend staff meetings and leasing meetings for the portfolio at least once a month
- Keep supervisors, clients and owners advised of significant operating problems and deviations from the management plan
- Assume accountability to the owners, clients and regulatory agencies
- Provide first-class customer service
- Recommend personnel hires, transfers, promotions, terminations and applicable compensation
- Supervise General Managers and Facilities Managers in the portfolio
- Complete annual employee performance evaluations
- Provide leadership, supervision and support for personnel
- Actively network with the competition and with higher education officials
- Actively search for new business opportunities
- When authorized, act in the capacity of an authorized representative of the Company
- Manage the portfolio’s public relations
- Exercise effective risk management
- Supervise residence life programs
- Investigate and resolve resident disturbances, violations and/or complaints as needed
Qualifications:
- Bachelors degree plus three or more years of on-site experience as a property manager, or an equivalent combination of related education and experience
- Certified Property Manager (CPM), Accredited Residential Manager (ARM), Certified Apartment Manager (CAM), or similar designation is required
- Real Estate license is desirable
- Valid driver’s license and current automobile insurance is required
- Proficient in Microsoft Word, Excel and Outlook
- Knowledge of Entrata is required
- Ability to follow through with all necessary paperwork and ensure all deadlines are met
- Excellent customer service skills
- Ability to communicate effectively and professionally while operating in a fast paced environment
- Excellent skills in the management and motivation of people
