Topa Management Company is looking to recruit an experienced Asset Manager to join our team in Los Angeles, California. POSITION TITLE:
                                      Asset Manager


POSITION DESCRIPTION:

Topa Management Company is seeking an Asset Manager who will play an integral role in executing the Company’s real estate portfolio strategy through the implementation of value-add opportunities and initiatives.  Works closely with Leasing and Operations personnel to analyze re-development / development initiatives across a 3M square foot portfolio consisting largely of office and urban retail properties.  The successful candidate will be comfortable in a collaborative entrepreneurial environment.

     

POSITION DUTIES AND RESPONSIBILITIES:

  • Works closely with a team of property managers, operations, and leasing professionals to achieve goals.
  • Develop business plans for each initiative identifying budget and schedule  
  • Perform ad-hoc analysis of issues while developing strategies to manage conflicts
  • Review, analyze, negotiate and provide recommendations on all value-add initiatives
  • Leads internal and external reporting requirements and establishes calendar to aid in the accomplishment of goals
  • Assists Controller with preparation of annual budgets, variance analysis and forecasts.
  • Identifies and manages projects and opportunities that will increase efficiency and reduce costs
  • Oversee design development, pre-construction and construction process on multiple projects
  • Direct and review project designs for submission to local planning agencies, meet with project consultants to ensure solutions are code compatible and financially feasible.
  • Participates in other duties and special projects as assigned

       

QUALIFICATIONS / PREREQUISITS: 

 

  • Undergraduate degree required
  • MBA preferred
  • Must have a minimum of 5 years of progressive hands-on asset management or project management experience with a minimum of 2 years in financial analysis
  • Candidate may have worked for construction company in project management capacity
  • Must understand construction process, building systems, and have fluency when meeting with architects, contractors and other related consultants.  
  • Must possess knowledge and understanding of leasing and lease analysis
  • Advanced working knowledge of Microsoft Word, Excel and Power Point
  • Must be adaptable and thrive in a changing environment
  • Must possess strong quantitative and analytical skills and have a demonstrated track record in negotiating and problem solving
  • Maintains a high level of professionalism and integrity. Must be highly trustworthy and able to handle proprietary financial and property level information appropriately.
  • Demonstrates a serious commitment to accuracy and quality while meeting goals or deadlines
  • Must have a high energy level with a positive, upbeat attitude
  • Demonstrates strong attention to detail, organization, priority setting and time-management skills
  • Possesses strong business acumen and develops creative solutions to problems that make practical business sense
  • Has the ability to communicate complex financial concepts, both verbally and in written form, across all levels of the organization
