The Senior Director Retail Portfolio Management is a high profile leadership position with responsibility to establish and manage enterprise-wide portfolio management practice supporting more than 3,100 locations for U.S. Bank s Consumer and Business Banking Group. This position will report to Head of Corporate Real Estate.
As practice leader, the Senior Director will:
  • Support business unit leadership with a systematic relationship management and reporting program; collaborate on portfolio optimization program; and serve as a single-point-of-contact for leadership discussions regarding portfolio management, design standards, project strategies, transactions, and facility management for the retail portfolio.
  • Develop a proactive and strategic planning process which delivers on customer and financial commitments, and drives high quality solutions delivery.
  • Collaborate with Portfolio Services team to manage a high volume project pipeline including leasing transactions; asset acquisitions and dispositions; branch renovations; and ground-up branch development.
  • Drive operational improvements that increase project performance; reduce delivery costs; and improve quality, consistency, and scalability throughout Corporate Real Estate.
Working as a leader in Corporate Real Estate, the Senior Director will interface with business unit leadership, corporate contacts, and the entire Corporate Real Estate delivery team for planning, policy, performance management, and financial oversight matters.
Major Responsibilities:
  • Accountable to develop and manage integrated portfolio management function supporting retail branch bank portfolio. This portfolio management practice will support business unit customers - serving as strategic consultants and key contact points to effectively manage the full spectrum of their real estate issues including planning, solutions development, delivery, and day-to-day portfolio operations.
  • Lead real estate activity with three individual portfolio managers who support business line customers with area and site strategies, portfolio planning, capital planning, and solutions delivery.
  • Provide real estate perspective to support the businesses continued growth and success, and alignment with rapidly evolving trends in the banking industry.
  • Collaborate across the broad Corporate Real Estate team to establish annual and longer term capital and operating budget forecasts and projections.
  • Leverage common infrastructure and best practices across U.S. Bank portfolio.
  • Team with other senior leaders in Corporate Real Estate Services to develop portfolio strategies and deliver measurable results aligned with U.S. Bank business objectives.
  • Continuously improve process and performance of team and function.
This position is expected to travel 30-40% of the time.
Qualifications
 
Basic Qualifications;
- Bachelor's degree or equivalent work experience
- 15+ years of corporate real estate, consulting, or general business experience
Preferred Skills/Experience;
- Banking industry experience (preferred)
- Master s degree (preferred)
- Six Sigma Green Belt (preferred)
- Broad real estate subject matter expertise, with specific experience in portfolio management, design, transactions, project management, construction & development, and facility management
- Strong executive presence and situational awareness, with a demonstrated history of successful relationship management at the executive level, and an ability to lead high profile programs
- Highly developed communication skills (written, verbal, presentation and executive reporting)
- Experience working in a dynamic and matrix-oriented environment
- Demonstrates success with teamwork and collaboration, and ability to influence individuals at all levels of an organization
- Success building and managing teams
- Proven ability to deliver results through best practices and consistent service delivery
