Fogelman Properties (“Fogelman”) is a fully integrated investment and property management company and one of the country’s largest privately-owned multifamily firms.  Founded in 1963, Fogelman currently owns and/or manages approximately 30,000 apartment homes located across the Southeast, Southwest and Midwest.  Fogelman is expanding its acquisition team to fully increase its investment holdings and enhance its transactional platform. The Investment Manager, based in the Atlanta corporate office, will work closely with the Vice President Acquisitions and others on the transaction team in underwriting potential acquisitions opportunities, as well as assisting in due diligence and closing transactions.

Investment Manager Essential Duties and Responsibilities:

 

  1. Assist with Securing Property Acquisitions
  • Review marketing packages from brokers/owners
  • Respond to information requests from interested parties
  • Visit markets, tour assets and research ownership entities
  1. Complete Acquisition Analysis
  • Complete a market survey to help determine the property’s rents post acquisition
  • Project cash flows using data from the property’s rent roll, historical operating performance and other Fogelman comparable communities
  • Underwrite the expected capital budget and other transaction costs 
  • Complete sensitivity and trend analyses as well as an IRR calculation
  1. Prepare Presentation Quality Materials for Capital Partners
  • Lead preparation of investment specific summaries for capital partners and internal stakeholders
  • Team with internal resources to prepare “before and after” case studies
  1. Participate in Due Diligence Efforts
  • Partner with Senior Vice President Finance to organize and monitor the due diligence team
  • Distribute information to various parties involved in the transaction
  • Assist with creating a repositioning plan with input from property management, construction team and various consultants
  1. Additional duties and projects as assigned

Required Qualifications/Skills:

  • A minimum of a Bachelor of Arts or Science degree and five years of relevant work experience or an MBA and two years of relevant work experience
  • A high level of motivation and intelligence (a “thinker and a “doer”)
  • Financial acumen and analytical skills; must have demonstrated strong problem-solving skills and quantitative abilities; must be able to absorb large amounts of data quickly and be capable of reaching sound business decisions after reviewing available information
  • Solid research skills and resourcefulness
  • Excellent organizational skills (i.e. handling multiple priorities and coordinating large teams) and strong written/oral communication skills
  • Strong interpersonal skills (the ability to motivate and work with difficult individuals as well as get work across the different levels of organization, clients and buyers/sellers)
  • Flexibility in hours work with ability to travel
