The job: The Project Manager has responsibility for overall project management in their assigned portfolio. This includes project planning, scheduling, resource allocation, project accounting and budget control for capital improvements, renovation, rehabilitation on a multi-family fee-managed platform. The Project Manager will also provide technical direction and ensure compliance with quality standards. Responsibilities span a broad spectrum, covering all core disciplines of project management.

  • Oversee all aspects of the project or projects from inception to closeout
  • Bid out projects, negotiate contract pricing and write all scopes of work specific to the project
  • Establish a construction schedule and ensure that all construction activities move according to plan
  • Co-ordinate the efforts of all parties involved in the project, including but not limited to, architects, interior designers, consultants, contractors, sub-contractors and laborers
  • Monitor the progress of the construction activities on a regular basis and hold regular status meetings with all the supers and sub-contractors
  • Travel as necessary to inspect construction sites for conformance to plans and quality control
  • Maintain strict adherence to the budgetary guidelines, quality and safety standards
  • Provide regular progress reports to Asset Management, Executives and Stakeholders
  • Ensure approved project documents are compiled and archived after the project is completed

The requirements: The successful candidate will have the following:

  • 3 to 5 years of experience in Project/Construction Management of Capital Projects
  • Bachelor's degree in a related construction field a plus
  • Willingness and ability to travel 25% - 50%
  • Experience in a multi-site residential portfolio of at least 5,000 units with a professional property management organization
  • Experience managing up to 50 communities within a multi-state portfolio
  • Experience overseeing and managing a multifaceted property renovation program, including the coordination and sequencing of all trades to achieve an efficient, economical and aesthetically pleasing result
  • Proven track record of fiscal control and responsibility, including budget development
  • Thorough knowledge of legal issues and safety standards
