Finance/Investment Associate Position

Confidential Company is a developer, builder and acquiror of institutional apartment properties in high growth East Coast markets.  The Principals of the Company have developed 74 apartment projects with 23,000+ apartment units over the past 25 years across the Company’s East Coast footprint.  Company Principals have renovated over 20,000 value-add apartments.  The Company focuses on the conventional market rate, student and 55+ apartment sectors.
 
Position and Responsibilities
 
The Finance/Investment Associate position will report directly to the CIO and have the following responsibilities:
 
Transaction underwriting - analysis and assessment of development and acquisition projects which may include analysis of rent/opex levels, identification of new construction pipeline, assessment of sales comps, demographic study/analysis, real estate tax underwriting, market assessment, etc.
 
Financial Modeling – build out (i) project-level financial models for apartment development and acquisition projects, (ii) portfolio acquisition models, (iii) programmatic venture and fund models and (iv) corporate models - all involving project budgeting, revenue/opex forecasting, capital structure modeling and return analysis.
 
Capital Markets – review of equity and debt term sheets, discussions with capital providers regarding modeling, research, DD and underwriting, monitoring loan provisions and compliance with loan and equity reporting requirements, etc.
 
Deck Preparation – write decks for all development and acquisition projects for presentation to equity and debt providers, write and keep updated corporate decks, write decks for programmatic and fund capital raises, etc.
 
Corporate – build out and update corporate models, monitor any corporate finance, track contingent liabilities, etc.
 
Asset Management – monitor, analyze and assess: lease-ups, renovation programs, revenue and expense management, third party providers (including property management), due diligence, etc.
 
Work Environment and Candidate Characteristics
 
This Finance/Investment Associate position will be situated in the Washington DC Metro area on the Red Line but will work on projects across the Company’s East Coast footprint.  The position will office with the CIO and finance, development, construction and asset management team members.  This Finance/Investment Associate position will require a candidate with exceptional analytical capabilities, high levels of integrity, strong work ethic, and robust resourcefulness and independence exercised within the context of a highly collaborative team culture and environment.
