Redgate is a strategic real estate investment and advisory firm headquartered in Boston, with offices in Baltimore and New York City. Through our advisory platform – Redgate Real Estate Advisors – we offer project management, development management, asset management, planning and permitting strategy, and strategic advisory real estate services for corporations, institutions, and investors. Through our investment platform – Redgate Capital Partners – we offer an ownership stake in mixed-use property development to deliver attractive risk-adjusted returns to equity investors. Redgate Capital Partners’ affiliate, Gate Residential Properties, focuses on developing multifamily residences to foster “new urban neighborhoods.” The Project Manager will report to the Mid-Atlantic Senior Vice President and be responsible for supervising the programming, design, and construction phases for several projects of varying product types, as well as providing expertise to Redgate’s advisory clients. The PM should be familiar with both development and construction roles in an assignment and able to move easily between both.  The PM may work alongside an executive and/or an assistant project manager, as necessary. The ideal Project Manager (PM) candidate is an independent and responsible team member with a minimum of 5 years of experience working in construction, design, engineering, development, or project management role. Experience with research, lab, and/or life science spaces is a plus.  The PM will be an integral part of the Mid-Atlantic team. This opportunity requires someone with an entrepreneurial approach to day-to-day activities. The Project Manager should be an enthusiastic independent worker with strong communication and people skills, and the ability to prioritize and multitask.

Responsibilities
  • Author, control and manage project schedules.  Identify and manage project dependencies and critical path activities. Track project milestones and deliverables, and report on progress and develop recommendations for on-time delivery.
  • Monitor project cost control, including the development and management of the project budget and regular updating and reporting to clients on the forecast for costs.
  • Prepare Requests for Proposals and Qualifications for prospective consultants, designers, and construction managers, and manage the process for selection.
  • Evaluate project documents for compliance with owner quality expectations and contractual requirements.
  • Evaluate change orders from the Contractor, and additional service requests from consultants.
  • Manage design and construction related contracts through procurement and delivery of services.
  • Implement a communication protocol and manage through the various stages of your project.
  • Lead project team in obtaining related authorities’ approvals and permits.
 
  • Review payment requests and prepare monthly requisitions and report expenditures against anticipated cash flows.  Verify change orders and consultant additional services and make recommendations for approval.
  • Oversee project quality control; create and manage quality control plan, check construction quality, and the related parties’ quality systems and performance.
  • Assist design and construction team in resolving technical problems.
  • Facilitate and lead project meetings with team and vendors including preparation of action agendas.
  • Identify and monitor project risks and proactively provides solutions to solve them.
  • Participate in new business opportunities, helping to draft proposals, interview with prospective clients, and provide assistance to the project managers and partners as needed.
Qualifications  
  • Minimum of a BS/BA in construction, architecture or other relevant discipline.
  • Minimum 5 years work experience in project management, construction, design, engineering or related field.
  • Professional poise and ability to represent Redgate when interacting with and advising clients.
  • Excellent written and oral communication skills.
  • Proficient in reading and understanding architectural and engineering drawings and plans.
  • Strong organizational and prioritization skills.
  • Thrive within a team environment as well as independently.
  • Demonstrate excellent independent decision making to complete assigned job tasks.
  • Proven track record for delivering projects to clients’ expectations.
  • Proficient in Microsoft Office Suite and MS Project.
  • Willingness to devote extra effort and work hours to meet deadlines and/or handle periods of heavy project loads.
