Clarion’s investment capabilities span the spectrum from core to opportunistic investments in both the equity and debt sectors.

This Vice President position is based out of New York where he/she will be responsible for a portfolio of enclosed regional malls across the country. This individual will participate in day-to-day asset management responsibilities. The properties are all leased and managed by our joint venture operating partners. 

The responsibilities include, but are not limited to:
• Provide retail mall expertise to Clarion and its clients, partners and management/leasing teams
• Work directly with our JV partners to achieve client and investment performance at the property level
• Coordinate with, and provide leasing expertise to, applicable JV partners throughout the deal approval process for all permanent leasing, including deal structure and economics, and all other material LOI and lease provisions
• Process unbudgeted or budget variance leases deals and capital projects for approval to clients 
• Assist leasing and management teams with merchandising plans for the properties
• Where appropriate, assist in managing national retailer relationships and deal making. While this position does not engage in any direct retail property management or leasing functions, the position may selectively require engagement in tenant direct activities or communication.
• Work with and challenge JV partners on mall redevelopment feasibility studies. Be engaged and participate in redevelopment meetings and provide ideas when applicable
• Prepare and submit property monthly and quarterly reports to clients
• In conjunction with JV partners, review and finalize annual property budgets, leasing forecasts, annual business plans
• Prepare and submit annual business plan to clients
• Prepare quarterly and annual property valuations.
• Develop and communicate within Clarion and its clients, strategic initiatives for the mall assets 
• Participate in property portfolio reviews, retailer focus lists, and periodic internal retail presentations.
• Assist Clarion’s acquisition group with evaluating and analyzing potential mall equity and debt investments
• Direct supervision of a mall asset management analyst
• Regular travel to the assets to meet with teams onsite as well as travel to meet with clients. 
• Required travel is approximately 25 – 35%.

Qualifications
• 4-year college degree is required 
• Minimum 7 years retail asset management experience, with at least 5 years in the regional mall space. 
• Strong track record in mall asset management, gained at an institutional investment management firm, mall owner/operator, property management firm, or large private investor 
• Strong strategic mindset and the ability to communicate effectively both internally within the firm and externally with clients, JV partners and third-party team.
• Superior verbal and written communications skills along with strong presentation and executive reporting skills 
• Fully-versed in financial and business analysis and the ability to integrate redevelopment, design, marketing, leasing and operational variables into sound business decisions
• Very driven, entrepreneurial, hard-working and results-oriented individual 
• Excellent Argus and Microsoft Office skills (Excel, Word & PowerPoint)
