The ground floors at Industry City are home to 35+ bars and eateries including a 40,000 square-foot food hall, James Beard award-winning Sahadi s, and the recently opened Japan Village. As Brooklyn s Design District Industry City is also home to retailers including abc carpet + home, Design Within Reach, Mitchel Gold & Bob Williams, and RH Outlet. Position Summary The Leasing Associate supports Industry City s retail leasing team in the successful and timely execution of retail lease transactions, experiential marketing initiatives, pitch meetings and all other tasks related to the leasing effort. Key Responsibilities
- Manage the deal readiness process for retail assets
- Manage the creation of and ongoing updates to leasing plans, retail merchandising plans and overall leasing process
- Assist in the canvassing of local market and internet for retail concepts and brands and provide Realty and Asset team with regular updates
- Assist with lease transactions including preparing proposals, drafting commission agreements, tracking and supporting the advancement of deal negotiations from LOI through lease execution, managing transition from deal closing to tenant coordination. This function requires:
- Assisting with LOI and lease negotiation
- Reviewing and tracking turns of LOIs and leases ensuring all deal points are accurately documented
- Requesting NER analysis from the asset analyst
- Gathering LOI and lease exhibits and ensuring accuracy prior to execution
- Coordinate with internal Development team on costing tenant build-out.
- Coordinate execution of large scale retailer communications such as email blasts, mass mailings, etc.
- Track and report on market rents and changes in the competitive landscape
- Provide general leasing support to Leasing team.
- Bachelor s Degree in Real Estate or a business related field of study from an accredited university; and
- Two to four years of related experience; or
- Any combination of education, training and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.
